lovely room, bar/restaurant area, location and staff

The breakfast. I don’t mind being charged for it (if booked through booking.com it’s not included) but to have no continental & fruit options before ordering something cooked is just a bit disappointing (and frankly a bit weird - it’s unlike any other hotel experience). Essentially it’s like a cafe - nothing is available until you order it. It really makes breakfast a rather joyless and limited experience as you aren’t able to have fruit juice, cereals, yoghurts, toast etc. without spending about £30 per head! Because if this the restaurant area on a morning we found virtually empty. I think the hotel are badly letting themselves and their guests down in this regard.

The big breakfast was fantastic. Swimming pool etc. was great, unfortunately all the spa procedures were booked - it gets very busy so recommend pre-booking. Good location for country walks e.g. Tillingham Wine.

The en-suite in our room is getting slightly dated, but it really isn’t a big deal. If you go for the breakfast included option it seems you are limited on your spend, everything is itemised - which we’ve never come across before. A continental selection of juices, fruit etc. would be a nice addition, but that’s the only grumble.

Pretty hotel, good communal areas and gardens and pool along with friendly, helpful staff. Great location for visiting Great Dixter gardens, a must see. Had a good breakfast of smashed avocado on toast with poached eggs. Would stay here again but not in the old part of the building.

Were spent our first night in room 11 in the old part of the house, wonky floors and squeaky floorboards which we were fine with as it's an old house, even not being able to fit under the shower properly we were willing to overlook, but the mattress was definitely a deal breaker. It was on its last legs and no padding left between you and the springs. I barely slept that night. I spoke to the staff at reception the next day and they moved us to room 17 in the newer part on the ground floor corridor. This was a lovely room and the bed was very comfy and I was tired from the previous night and slept so well that night. No matter what good price you may get on booking.com, no one should be paying to sleep on that mattress, I hope they replace it now.

We were very pleasantly surprised by this hotel on the edge of the village of Peasmarsh, about a ten minute drive outside Rye. We needed somewhere with parking in easy reach of Rye and the Norman Church in Peasmarsh but had no high expectations of the accommodation. It was in fact very well maintained, modern, clean and spacious. The common areas were comfortable and airy, there was garden space and outdoor furniture, loads of parking as well as really good gym facilities and an indoor pool. Most importantly the beds were great and it was quiet!

Great position, Large room (upgraded), lovely restaurant, and breakfast areas. Well-appointed spa (included in price) friendly and very helpful staff.

A little"tired" and the bedrooms could do with redecorating but acceptable. Bathrooms need upgrading - very 80's. Breakfast average . Odd pricing structure Better value and quality at the Jempsons supermarket 200m down the road. False fire alarm one night, which left the guests standing in the car park at 04.00 one night. That's OK. these things happen but when one of the resident staff spends more time trying to find her dog than updating the guests then tells them that the engineer is an hour away and anyway this always happens in hot weather, then fails to carry out a head count and leaves the guests to decide when they can safely return to thier rooms?? TOTALLY UNACCEPTABLE!!

It would be a good idea to vary the menu. Whilst breakfast has a very good range of options the evening menu would become bored by for guests staying for longer than two nights.

great location , beautiful building, lovely spa area , staff couldn’t do enough for you and staff in the spa and restaurant and reception were lovely, common rooms were well kept and looked after and nicely decorated

sadly we had no hot water from our shower even after it had been fixed, the bathroom other than that was spotless and clean but the rest of the room /rooms was a bit tired , we had a junior suite, the curtain rail broken and French doors looked like they’d been broken into at some point and not fixed properly , the cushions and coverlet were worn It wasn’t cheap 500 quid plus for a two night stay and dinner and breakfast and we were sadly a little disappointed as it was our wedding anniversary and my husband’s birthday so had expected more I suppose. we travel a lot so are spoilt by 5 star luxury for less but stayed local due to health reasons.

The staff and customer service were exemplary. They went above and beyond to ensure our stay was comfortable and that we had all that we needed. The facilities were pleasant, and we made use of the spa and leisure facilities. We enjoyed a very good massage. The room was quaint and comfortable. It was clean with good bathroom facilities.

The dinner was nice, but the breakfast was slightly overpriced and satisfactory in taste. The room was quaint, some light switches didn't work and it only had a few plug sockets.
