lovely room, bar/restaurant area, location and staff

The breakfast. I don’t mind being charged for it (if booked through booking.com it’s not included) but to have no continental & fruit options before ordering something cooked is just a bit disappointing (and frankly a bit weird - it’s unlike any other hotel experience). Essentially it’s like a cafe - nothing is available until you order it. It really makes breakfast a rather joyless and limited experience as you aren’t able to have fruit juice, cereals, yoghurts, toast etc. without spending about £30 per head! Because if this the restaurant area on a morning we found virtually empty. I think the hotel are badly letting themselves and their guests down in this regard.

We liked the hotel location - just 4 miles from Rye. Ample parking. We were upgraded to a superior double room at no extra cost which was a nice surprise . The room was warm and comfortable & nicely furnished. We enjoyed using the pool & jacuzzi and the staff were all friendly and helpful.

The only issue was that the pillows were flat and hard. My partner & I both woke up with aches & pains in our shoulders & neck. We brought the issue to the attention of the receptionist and she was extremely helpful & found us some Moore pillows, including a feather pillow.

Very beautiful hotel. Very spacious and nicely decorated, staff were very friendly, welcoming and laid back and we also received a free room upgrade. The room was very spacious with a large bed that was comfy, a nice big en-suite and all the necessities supplied such as a fan, hair dryer, decent towls, tv ect. Hotel was kept nice and warm throughout since it was cold weather outside so felt nice and cosy. Was very clean and well presented thoughtout the hotel too. Spa area was nice and clean with all the facilities and stuff needed such as free towels, drinking water to use and free lockers. The hot tub was very relaxing. Resturant was great, with breakfast and dinner being served which was delicious, and the service was also great. Checking out was at 12pm, so not being rushed out too early in the morning, which was nice. Would definitely stay here again and recommend to others.

The only things I could criticise is not having a tea/coffee station in the room, although u can have room service, somtimes it is nice to be able to just make ur own in the room. The saunas in the spa area weren't the best unfortunately, having the men's and women's separate was strange as me and my partner couldn't sit together in one. Also, the cold shower wasn't working. Other than that it was amazing.

Great location spa facilities were good and our meal both breakfast and evening meal very good and the restaurant and lounge areas were very spacious and light, the staff were very helpful and very pleasant

Our room cost £179 which is quite expensive as breakfast wasn’t included however it was part of our honeymoon so we booked a garden patio room , a little tired in decor toilet seat wonky and a chipped tea cup also shower not brilliant so we had baths as plumbing often a problem in older properties but felt that the other issues were just lazy and should be addressed we were offered a suite at no extra cost but we were only there a short time so didn’t want to upheave

I loved how dog friendly they were and they even did a doggy menu. I had a delicious meal in the restaurant/bar area. Staff were very welcoming and the main house and gardens were well kept. It was a very relaxing atmosphere. The bed was super comfortable and the room a good size.

There was a stain on the chair in my room. I also turned the light on briefly in the bathroom in the night and the fan was so noisy and did not stop for ages, keeping me from falling back to sleep for a while. My room was a little dated.

The property is well located around 7 minutes drive to Rye and a bit more to reach the beach. Facilities including the SPA are worth it. I recommend for short stays!

Everything was good but on Saturday morning an alarm started to be on for about 20 minutes (5:30am) and around 7am a truck with food delivery came causing a lot of noise, so we didn’t sleep well. Restaurant is bad, we were disappointed with the pies, meat, and bread (seems the cheap one from discount supermarkets). But don’t blame them as typical in this country. All the rest was nice!

The peace and tranquility, the garden was beautiful, the pool facilities were amazing and to be included in the price when staying was great! The room was furnished to a high standard and it was very comfortable with a lovely view. We only had breakfast but, both of ours were nicely cooked and tasted delicious. The portion sizes were generous too. Staff were so friendly and helpful, we will definitely be visiting again!

The only 'slight negative' was the shower over the bath. It had a traditional round chrome head so the water wasn't powerful, although it did what a shower is meant to do. Unfortunately it was too low down and not adjustable for my husband who is 6ft 4".

We had a lovely big room overlooking the garden which was more than big enough for our two dogs. The patio is not suitable for dogs as there is a drop into the garden but everything was really lovely, clean and comfortable. We ate in Rye but had breakfast in the hotel which was exceptional and very varied catering for all tastes. The pool is lovely and clean with a nice jacuzzi and dressing gowns are provided in the wardrobes of the rooms. We were really glad we did not stay in the centre of Rye because it was very busy for the doggies. They had lovely gardens where the dogs could walk around on a lead and a nearby trail where they could be left off the lead.

Beautiful setting. The gardens were amazing. We had a very large superior room with a garden view. The food was delicious, hot and served in a wonderful restaurant area. We recommend the sticky toffee pudding! The spa area was good, with a nice swimming pool, hydro pool and his and her saunas. The gym was large and well equipped. Staff were friendly, discreet, friendly and helpful. Would definitely return. More like a four star hotel than a three.

Slightly dated in some areas but in keeping with its age and history. It would have been good to have a bit more seating/loungers around the pool but space restricts this really.

On site free parking, lovely country house, outside areas clean peaceful and quiet Lovely patio with table and chairs, great view large grassed area with tables right outside. Coffee machine, plenty of tea and milk. As a midweek stay it was quiet in the restaurant but staff lovely and food good. A local pub 10 min walk away and shops closer. Really well placed for Rye, Battle, Great Dixter, Hastings, Bodium Castle. I would recommend this hotel and would stay again.

We booked a suite and it could have been a little more decorative. Attention to detail in the newly refurbished bathroom would have been nice. Lovely sinks but too shallow every time you put tap on it splashed everywhere. Also couldn’t get the kettle under the tap, No tile trim. Silly things but easily fixable. Security wasn’t great as the patio doors wouldn’t stay closed, the bolts needed replacing. The living room area was a bit wasted odd layout of the two rooms.
