Excellent views from the room (choose the room with views of the Horsefalls). The hotel is being renovated and the rooms (at least mine) are new and tastefully decorated.

The price. They deceive a little: When choosing they show rooms with views of the horse falls (they have excellent views of the main falls: horseshoe) and others where they say "views of the falls" BEWARE! These only have views of the secondary (American) waterfalls and are not worth it. I booked these at the beginning and I asked them several times if they had views of the main falls (horseshoe) and they did not answer me, so as not to tell me no and then cancel the reservation. I imagined the situation and canceled the reservation and booked the one that said "horseshoe views" and I asked them again if they had views of the horseshoe falls and then they answered YES the first time. The staff tries to deceive.

Nice views although, looking across at other hotels, I have to wonder if this hotel has one of the better views or not.

A $35 parking fee turned into around $44 after "taxes and fees". Not sure of any taxes and fees that account for a nearly 30% increase in price, especially when this is not remotely made clear. You're made to initial the parking charges which states $35 in black and white. Very disappointing and all the staff can say when it's mentioned are "sorry about that".

location it's amazing, view is fantastic, if you like IHOP its great there is one at 26th floor with a view, only downfall for me was parking, deal breaker if I had to go again I may think about do to parking, meaning you are already paying enough for the room

Spectacular view of the waterfalls (the main reason we picked this place)!! Clean, modern, and comfortable. Worth the stay for the huge wall of windows views of the falls.

Most expensive breakfast we ever ate. Over $115 before tip, for two egg benedicts, a hot chocolate, an orange juice, and a spritzer. Definitly not your normal IHOP pricing. For a diner style breakfast, we both felt it wasnt' worth it, and wished we had gone somewhere else. Also, getting to the restaurant was awkard. Sign said 'restaurant 26th floor'. We got on the elevator next to that, and realized there was no 26th floor to go to. So we got out, and tried the buttons beside the other two elevators, but the wrong elevator kept coming instead. We found the only way to get it to work, was if we sent the wrong one down to the ground floor, then one of the correct ones would finally come. The hotel could use better signage telling you which elevators to take, and a reliable way to call them.

Hearing u need to use the penthouse elevator is always fun. Using it give me a grin every time. Even i didn't have a view of the Falls (i did not book a room with that view so no compaints) the view I had was still beautiful! The staff was very friendly and accommodation even though the hotel was under renovations. The parking attendant was very friendly and helpfully to find a place where i could park to unload and then explaining where the new parking area was. The falls and restaurants are very nearby so u can travel by foot and enjoy the views. The room was clean, with a beautiful view. The bed was good.

I could not change the air-conditioning temperature nor turn it off. It was quite loud so it took me a little while to sleep. But once i slept, sleep was god.

THE VIEWS ARE STUNNING!!!! I was truly blown away. These are the best views in town. The surrounding area is depressingly tacky BUT the actual hotel is stunning, unique, and a must see! We arrived at night and got to see the STUNNING falls from our room. Breathtaking!! Staff was so friendly. The parking should be free but whatever.

I could do without the IHOP though and all of the corporate chains around. That is really gross toxic chemical food- so we kind of starved a bit and struggled to find fresh food. I hate Starbucks. A cute cafe or a mom and pop joint with fresh food around would have been ideal. Great Indian food around. The corporate outback tai Fridays and Applebees part is really depressing. Such a beautiful natural wonder surrounded by mediocrity.

I like the location. The view of the waterfalls from our room is amazing! We watched the fireworks from our window with no obstacles. There’s an IHOP Restaurant on the 26th floor with great views as well.

No parking on site, you need to park away from the hotel with extra payment. Then take the shuttle back to the hotel. Beds are old. The shower door doesn’t close properly and water is leaking.

I had an exceptional stay at this hotel. Andrea at the reception was incredibly friendly, helpful, professional, and efficient. The room was clean and cozy, and the view exceeded our expectations. Even during the coldest days of the year, we were able to enjoy the stunning view of the falls from the comfort of our room.

The hotel supplied two cups for hot drinks, while there were four coffee capsules available. It is normal to pay the security deposit, and I trust that I will receive the refund within the specified period (3-15 business days). (Update: The hotel refunded the deposit on 1/23, a day after check-out.)

The view is amazing. Photos do not do it justice, it was magical to fall asleep looking out at the falls & to wake up to them as well. Everyone was extremely friendly. The room may be on the smaller side, but, with the angle of the windows, mirrors, & clever usage of space. It didn't feel small. Let's be honest, the view is part of the room & with the large windows, you will be hard pressed to find a better view. The bed was comfortable. The shower had great pressure, hot water, & the option of using a fixed showerhead or a handheld. Both of which worked well. The photos seem wild, but they are the view from our falls view king room. My phone may have accounted for lighting, but this is what we saw from the 28th floor.

The location was great. There were plenty of restaurants nearby. The view exceptional!

We know this is a boutique hotel but ...The room was very small. Two drawer to put clothes in. The second drawer had a large safe mounted in it so it was useless. The bathroom was extremely small. It was nice that it's been newly renovated but the walls are thin. We could hear the guests in the next room and in the hallways. The air conditioner had a lock/cover over it so we couldn't drop the temperature below 68. It was too warm for us. And locked so we couldn't set the fan to run. Made it uncomfortable to sleep. I guess if you stay by yourself or for just a night it would be ok.
