We absolutely loved our stay here! Sintra was a bit of a nightmare to find parking (which we knew we were going to experience) and the host helped us to find a place to park. She also upgraded our suite which was much appreciated. Very well situated to everything! Also, the breakfast was insanely good! I may recommend this property just based on the breakfast they include,....
Not really a fault of the property but finding a place for your car in Sintra is a headache. The host did provide a list of potential places to park unfortunately one of those had been closed for a festival and another had some pretty frightening reviews for break ins for rental cars.

The location is great - right in the heart of Sintra old town! It’s ideally located for bars and restaurants, with the bonus that it’s very close to the start of the Vila Sassetti walking route that takes you to Peña Palace, the Moorish castle, and more, should you wish to do so. I also had no problem taking the bus from right next to Aguamel one day, and a taxi pick-up on another occasion. The room was very clean, and pretty well equipped. Shower is very good, temperature and water pressure. It was also quiet - I heard no noise from bars etc, per another review. However, it is true that the floorboards are creaky, and you might hear other guests above if they come back late, but for me it wasn’t an issue. I enjoyed having the balcony - I stayed in one of the two rooms which share a balcony, but the tables are set quite far apart for some privacy. Even in January, it was possible to use it a little bit, and on a good day, it has a sea view. The breakfast is good - plenty of options. Do note, it isn’t a cooked breakfast, but there is cereal, fruit, yogurt, bread/croissants, cold meats and cheese, hard-boiled eggs, fruit juices, tea and coffee - a variety of foods to set you up for the day. The free cake and hot drinks were a nice touch - I made use of that in afternoons, coming back from walking a lot around the parks and palaces. The bed is very large! Everything was cosy, even in the January wind and rain.
Breakfast is usually served between 9-11am, and it is flexible to 8:30am on request, which worked out fine for me in the end. I think, ideally, it could start a bit earlier and finish earlier, but that’s a personal preference as I prefer to get up early. FYI, I managed to make the earliest (9:30 am) slot at Peña Palace by catching an Uber at 8:45am from outside the guesthouse - that was a tiny bit rushed for breakfast, but it all worked out. One small suggestion: a coat peg/s inside the door to the room would be great, in addition to the wardrobe. Another reading light would be useful, for any couples staying, and a light beside the chair would also be good.

Great location, right at the bottom of the hill to Pena Palace! The #434 bus from the train station will drop you right there. Be aware if not knowing about the hustling tuk tuk drivers wanting to drive you everywhere. Some are quite aggressive, but a quick no and all is well! The guest house is situated well, has a filling breakfast, and a honour fridge full of beer and wine! The room was beautiful, again be aware it is a shared balcony with another room. (We had the Heather room, king size bed with fireplace). Incredible shower pressure and lovely sink in the bathroom. Only improvements could be a bit brighter lighting in the room but the dim lighting made it cosy at night.
The only negative, is that it being an old renovated home, the floorboards creak and the walls are very thin. You can hear everything! The noise from the outside bar to all hours of the morning could be bothersome to some, just wear earplugs. None of these bothered us at all, we would still highly recommend this guest house!

The room was clean, comfortable, and very inviting. The 2 staff people we met were charming, welcoming, and helpful. The breakfast was a nice spread of pastries, fresh fruit, hard-boiled eggs, yogurts, jams, cheeses, and breads. The location is great...easy to walk to the historic town center, restaurants, shops and palaces. There are 5 guest rooms, a nice sitting area and a patio. We were able to find a parking space close by and didn't move the car at all during our stay. We really enjoyed our visit.
The one downside about the convenient in-town location is that the area can be quite noisy. There were people in outdoor bars and out on patios until past 1:30 in the morning, and the street cleaning and trucks started up around 7 am. So bring ear plugs if you are a light sleeper. Also, we were on the top floor, and there was a slight sewage smell in the W.C. and coming from the shower drain. I suspect that the town plumbing lines are quite old. Leaving the doors closed contained it, and our room smelled fine. It would have been nice to have a second chair in the room. None of these things would keep me from returning to Águamel the next time I visit Sintra.

Great location, extremely clean! Our room was nice and quiet and we had a great night's sleep. Hosts were very kind and accommodating. We had to leave very early in the morning to catch our train and they had not set up for breakfast yet, but the host was so kind. As he was preparing a wonderful breakfast arrangement, he offered us things that we could take with us on our way out.
Toilet and shower were in the bedroom, as stated, but were separately enclosed with glass walls (opaque/frosted, so they were not see through). It did not provide much privacy, and stepping out of the shower directly into the bedroom was rather odd, but if that does not bother you, the room itself was great!

Beatiful room with big window and walls in interesting ornaments in Sintra style. Very helpfull girl at the reception. Good breakfast with fruits and omlette also. It's 11 minutes to the Kinta de Regaleira castle. 1 minute to the bus stop to Pena Castle. 3 minutes to restaurants.
To get to the apartment you need to climb the steps of the city for a long time with a heavy suitcase, so it is better to take a taxi. There is also no elevator in the hotel. The shower cabin is transparent, so it’s not very convenient if you’re not traveling alone.

Lovely spacious room with great views. Awesome location, great breakfast. My room was on the 1st floor & was a bit noisy, so next time I would just request a room on the top floor, as the walls and floors are not sound proof, also there was an echo from the corridor, so it was a bit too noisy for me. Otherwise no complains.
Noise from the upper rooms, very thin floors and walls. Also there was an echo from the corridor and slamming doors, maybe good idea to put carpet on the stairs to reduce the echo. It is better probably to book rooms on the top floor. Otherwise no complains.

We took 3 out of the 5 rooms for a family weekend. The rooms were great (although the bed in room 202 was low to the floor so not great for people who might be less flexible), breakfast was amazing and the location superb. The lady who greeted us was very helpful and made sure everything was okay.
I'd just check which room you are in if you have trouble getting up off low beds. Our bed was very comfortable in room 202 but low to the floor which might not work for everyone.

All was great, we did a late check-in by ourself, and we had some cake waiting for us... it was a very nice little surprise. Then we got an upgrade in our room, another surprise, and the room it was great. Big, clean, gorgeous, modern, but still with a sintra touch, and from the balcony we could see Quinta da Regaleira, and have a look to the sea in the distance. In the morning, we met some of the staff, very kind and helpful. And to finish, a great breakfast, in a very cute breakfast room. We loved the place. The decoration. The location. All great. Well done!

We especially loved the homely friendly atmosphere and helpfulness of the staff. The location was brilliant - right at the top of the Old Town and handy to so many things. The breakfast had good variety and plenty of fruit choices. There was also tea and cake available free of charge at any time and a self serve honesty fridge. There were comfy areas to sit at any time. The bedroom was spacious with a little balcony to sit out on. The shower was excellent. Sintra is a wonderful place to visit for a few days - lots to see. I especially recommend the Quinta da Regaleira which is easy walking distance from the guest house.
Nothing really but people need to be aware that there’s no on-site parking and a quick drop-off is required. But it was easy for the guest house to order a taxi and there are also lots of tuk tuks etc. One minor suggestion for the breakfast would be to also have a sugar free muesli and/or rolled oats option to complement the sweeter cereals.
