Good location and short walk to the city centre (albeit there is a hill involved). The guest-house is beautifully decorated and our room was clean, spacious and quiet, as was the bathroom. Toiletries are good quality and smell lovely. Breakfast was excellent - fresh and tasty and a good variety of hot and cold food to suit all tastes.

The only slight grumble is the lack of storage space for clothes - there was a clothes rail provided with hangers (approx 6, for 2 people) and no drawers/coat hooks, so most of my clothes had to stay in my case. It wouldn't put me off coming back though.

Very friendly staff, room was clean/tidy and comfortable. Breakfast was very good, nice selection of hot and cold food. Parking was a bonus. Big plus, wheelchair lift to the side of the building, nice to see.

Nothing wrong with the Hotel. Location is on a hill side. Be aware after a big meal and a couple of pints in Bath city centre. Be smart and catch a cab. Cheap enough and friendly. Better still, go to the pub further up the hill, then its down hill from there.

Staff were very friendly and helpful. Location excellent with parking a real bonus. Breakfast was well cooked and nicely presented. Room 18 is on the small side but advertised as a cosy room so not totally unexpected, however comfortable bed and plenty of wardrobe space for 1 night.

Soap dispenser in bathroom didn't work although full but was quickly changed when we told the staff. The main blind in our room didn't go up beyond 3 or 4 inches so room darker than would have hoped even in daytime so not really able to enjoy the view despite being on the top floor. Drain cover in shower looked like it needed a really good clean or even replacing. No shelf in the bathroom so ended up having to put toiletries etc on the floor which was not ideal.

Lovely staff, great breakfast, comfortable and situated so we can walk into Bath.

Tv too small for room, doors noisy, last year there was crisps and Lindt chocolate you could have, alas this year it was mints, guessing there were greedy guests. No drinks after 7-7.30, fridge locked like Fort Knox. Our room was ground floor and very nice but oh dear, those above were like elephant with hob nail boots, must have a week bladder as I was constantly being woken up. Parking definitely in adequate. Saying all that we love Bath and did enjoy.

Beautiful boutique guesthouse, tastefully furnished and decorated. Our room was big with plenty of space for our luggages. Very comfy bed and amazing shower. Friendly and professional staff. The breakfast was 10/10, both the quality of warm dishes and buffet were outstanding. Cherry on top the service, professional and friendly. Free parking very handy if coming by car. The hotel is ca. 10-15 min from the city center. For us still a good compromise since we needed to have a car park and almost no hotel in the city center offers this service or if it does, only for a high price. Worth mentioning though that the way back is uphill and despite for us it was not a problem, it might be for someone else.

Maybe the only thing I didn't love was the view from our window, which was on the roof of the breakfast room. However just a minor detail, which really didn't play a big role. We would definitely stay again at Leighton House if in Bath again and would absolutely recommend it.

The stay was lovely and the staff were warm and welcoming. The room was really beautifully presented and the bathroom was spacious and clean. There was a small area with an espresso machine which we made use of and made our mornings that bit more comfortable and enjoyable. The breakfasts were delicious and provided in a really beautiful space with good music and good coffee.

The only thing was the length of time it took for breakfast to be served. On our final morning we were waiting for 50 mins for our breakfast which meant we were quite pushed for time to check out before 11am. Fortunately one of the staff members made a note for reception to ensure we weren’t charged for a late check out as they admitted it wasn’t our fault! The food was definitely worth the wait but for guests with any time constraints this would have made the morning feel quite stressful and rushed.

Room no: 14 was very spacious with a lot of light through the three bay windows. The bed, duvet, and pillows were very sumptuous and comfortable. Great views, even a partial view through the trees of the Royal Crescent and of the gorgeous Bath architecture. The breakfasts and coffee were superb both days, we would definitely return.

You will experience traffic noise as the room is facing the road, but it does become quieter the later it gets. Although the shower, basin, and toilet were clean, closer attention could have been made to the waste bin, skirting and floor. Thick dust was clearly visible on these. It would have been nice to have a hand held shower attachment in addition to the waterfall shower fixed above! Looks like one may have been there and wasn't yet replaced.

Location was very good. Room was spacious and very clean. Tea and coffee provided but no herbal tea in the room which I like. Arrived an hour early and room was ready so we were able to check in which was good.

Breakfast on the first day was perfect but sadly on the second day it wasn't so good. Not sure if there was a different chef but the veggie breakfast on the first day was really nice but on the second day it was a different sausage, poached eggs were hard and my eggs royale was very disappointing. The crumpet was to tough to cut and again hard poached eggs. However the selection was extensive.

The staff were brilliant from beginning to end, especially Georgina who was very welcoming when we arrived and very patient in answering all of our questions, about the guesthouse, but also about Bath and its attractions and facilities. The whole property was tastefully refurbished and designed. We liked it very much.

Just by way of observation, I noticed that in the shower room the tiles beneath the shelf, especially at the bottom, were all brownish and slimy. I cleaned them off with wet wipes and it all came clean. The shower products are all very lush and probably don't wash off with the shower head. The toilet brush container was overflowing. The bed throw was stained with what smelled like chocolate or chocolate drink.
