The reception staff on arrival were very friendly. The room was single and had plenty of room. The mattress was new and the room immaculately clean. A small airfresher just inside the door made walking into the room a welcoming smell. The breakfast the following morning was excellent and service good.
Unfortunately there was scaffolding outside the building so not a very welcoming sight on arrival and cut down the natural light in the room. The corridor areas on the way to the room are dated and not very bright, so I was a bit apprehensive on the way to my room, no need to have been as room was fab.

There was a clean room, clean, cosy towels, a shower, with private bathroom, free WiFi, TV, a cosy bed and a very good breakfast. It was a great place to chill after a long journey and lack of sleep the night before. There was also an award winning Indian restaurant just next door. For budget accommodation it was great. I got it with a cheap rail fare with Booking.com. It was also quiet.
If you want frills, then you will have to pay a higher price. There was only coffee I the room for refreshments but it was enough. They are renovating the place and decorators were in when I arrived warning of wet paint and where not to touch.

We liked all of it, the location, the friendly smiling welcoming receptionist, the breakfast, the price. Only possible deal breaker was parking availability, but we were lucky and managed to grab free parking space not far from hotel. Would gladly stay again. Just forworning, it's an old style english house with narrow front facing the street, with narrow corridor, and smallish room and bathroom, it has its sounds when you walk around, but it's its charm, it feels like visiting an old relatives or old family friends... some may not like it, we didn't mind, it felt welcoming.

Hotel was on the seafront close to all amenities, booked a Seaview room alas there was scaffolding obscuring view but work cannot be put on hold
Ok here's my honest opinion on this hotel without prejudice, gary the host was exceptional host he accommodated us as best he could we were late arriving due to work commitments but he was there 7am when we arrived and had our coffee n toast with buffet breakfast done ,ok the hotel ,it's little bit rough ,typical seaside town hotel ,bare essentials and decor with time I'm sure will be updated, price u cannot get better with full English and continental included for £50 a night for 2 ppl ,shower n toilet in room ,clean ,bed very comfy ,great sleep in fact ,really can't argue and I won't for tht price ,will I stay again ,yes is the answer

The breakfast was exceptional, the location was perfect, the staff very friendly and made us feel very welcome. The staff were helpful and pleasant, the beds were very comfortable, best sleep I've ever had in a budget hotel. No late night noise and very quiet. Would definitely stop there again. There was plenty of tea and coffee, shower was nice and warm, would highly recommend.👍
Our bin in the room was not emptied on arrival from previous guests.😔

I really couldn't fault it at all for the price. Double room was clean, the facilities were basic but functional and the host who greeted us was friendly and helpful with any queries we had. Breakfast was always very good as well, a nice variety buffet style and tea/coffee & toast provided upon taking our seats. An enjoyable experience, we'd happily use this hotel again.
The only slight frustration was the noise of people arriving back to the room at 4am and waking us up but that's through no fault of the hotel and was only a brief inconvenience.

My room was quiet and comfortable and spotlessly clean, breakfast was good and the staff were pleasant and helpful. The location is right on the sea front and we ate breakfast looking out to the bay.
No real complaints but it is undergoing extensive renovation which it badly needs. The entrance is not enticing and is covered in scaffolding and the guest lounge is out of commission - and none of this is made clear on the website. My bed was comfortable but an extra blanket would have been good, as well perhaps as a luggage stand and some biscuits to go with the tea.

We stayed here for one night on a trip back up to Scotland to break up the journey. Although the place is currently undergoing renovation it was extremely good value for money. The staff went above and beyond to make us feel at home and were very welcoming. They even let me borrow a charger as I'd left mine at home. The hotel was clean and the beds very comfortable. We had a really lovely breakfast which set us up for the day and they even provided gluten free sausages and bread for my son who is coeliac. All in all a lovely evening :)
Nothing really.

Great location Rooms are spotless clean, bright and fresh. Bed comfortable Nice sea view Shower good power which can be a problem in some places Breakfast was decent enough for money paid Hot cooked buffet bacon, sausage, beans, scrambled egg Then cereal, juice, yoghurt fruit, croissants Staff very friendly and helpful Managed to park outside for free all weekend Right round the corner from the Alhambra which was perfect for us Quiet no road noise at all really Going back again in July and August
Nothing disliked Scaffolding is necessary for repairs so people shouldn't complain as that's unfair and its hardly end of world There are a quite alot of stairs which may bother some
