The staff were extra helpful and friendly, we were in the top room of the hotel, 4 of us and a dog, and it was hot!! So I asked for a fan and they found me one to use from the kitchen, no problem! Beds were clean and comfortable, spacious room for a family of 4. We also asked for ice cream at 10am on day of our departure as we realised what delicious flavours they had, and even though they were not serving until 12am, they were kind enough to serve us ice-cream, very nicely presented in dishes too, and honestly the biscoff flavour was the most amazing I've ever tasted!! I would highly recommend, we will return when we get the chance.

I thought the hotel met all our needs and will definitely be back, having parking is a bonus but thay only have 6 maybe 7 spaces. I had a fantastic sleep and full breakfast was excellent. The staff where so friendly and chatty and made us feel very welcome. Didn't eat dinner at the hotel but will make a point in trying it next time, menu looked amazing

It's an old hotel and the rooms look Abit dated I really don't have an issue with wallpaper and furniture, I had a comfortable stay

Fantastic value for money. Given how inexpensive it was compared to other hotel in Peebles, I worried it would be run down. Ok, it's an old fashioned hotel and there is some wear and tear, but the single room I stayed in was very nice. Good facilities, like a desk, chair, storage space, good shower, kettle and even some shortbread (you barely get that in 4 star hotel now never mind two star hotels). Everything in the room seemed very clean. The staff member Andy who met me on arrival was extremely welcoming. Breakfast included in the price and was perfectly adequate - not a fan of a cooked breakfast, so I just had cereal, coffee and toast, but it was all fine and nice that it was included.

This is probably not a hotel to stay in for a romantic night away, but it's perfect if you want good value for money in a basic but comfortable place. The plumbing was very loud - at some point it woke me in the night and I momentarily thought it was a fire alarm or something, because it had jolted me awake so abruptly. But that is normal in an old building. The bed was not the comfiest, but it was fine. There was no shampoo in the bathroom (only shower gel and soap).

Easy to find. Off road parking for my motorbike. Friendly staff. Good breakfast. I was able to book an evening meal on arrival. Plenty of hot water for the shower etc The bed was comfortable for the night and the road noise was not a problem considering your on one of the main streets.

Single room in older property needs a refresh. Functional reminded me of student accommodation.

The pub was good.The hotel was nice.The room was ok nice comfy bed .The people who run the Green Tree were great . Nice location brill.

Stayed in room 9 if you are a bit on the large size not much room near the top of the stairs.went through booking.cm thought we had paid in advance turned out we had to pay on the day we left.so i would advise you double check this when booking your stay here

Everything was very good value for money. The breakfast was generous, the staff were extremely friendly and helpful, the room could do with a little updating but it was clean, tidy and comfortable. Some blinds at the window which looked out on to the communal drying green and next door flats would improve the room. Altogether we were very satisfied.

We had breakfast each day and dinner every evening and could not fault any of the dishes we tried. Amazing food. The staff couldn't do enough to make you feel at home. Absolutely loved the place. Well done to you all. Thank you for making our stay enjoyable x

Only 1 wee comment the bedroom could do with a wee bit of tlc. The bathroom was a fantastic size.

The staff couldn't have been more helpful. The food, both variety and amounts were fantastic. The provision of tea and coffee were more than adequate. The pictures and ornaments were very interesting. The hotel is right on the main street, so no problem going out to shop or sightsee

The hotel is a little jaded. Our room had no net curtain, so we had to keep the curtains closed.

Traditional styled, busy hotel in the centre of Peebles. Fantastic welcome every time I have stayed. Excellent staff who cannot do enough to help. Service with a smile and a chat. Such a credit. Very comfortable bed. Tea, coffee and biscuits in the room. Breakfast has everything you could want, plentiful and absolutely delicious. The food here is amazing….steak pie is a must have and highly recommended!

Bathrooms are a bit dated

Great location and great breakfast. Rooms are good for what you pay and staff and friendly.

We returned to the hotel around 1230/1am as we had attended a wedding. Because of this we needed to enter around the back of the hotel which was extremely dark and wasn’t clear what door we were to use. There were still staff and others in the hotel up and about at this time so a better system could have been in place.
