The setting is unparalleled and no doubt a popular wedding venue. It is a well maintained hotel and if it is a bit tired here and there then that adds to its period charm. Pleasant well maintained public areas.The staff are very friendly and relaxed and this helps since it is a dog friendly hotel. The room was spacious, clean and comfortable, beds and pillows excellent. We would come back again.
We were in room 10 which is located above the reception. There was a constant mechanical pulsing sound which was more evident during the silence of the night and this caused some disruption to our sleep. We noted this at checkout. We thought the restaurant was expensive and food good but average. In all other respects we thoroughly enjoyed the hotel and the comments above should not considered negative.

Lovely pet friendly hotel. Access to the lake and gardens were brilliant.Great breakfast choices ,excellent staff. Spacious room with a very comfy bed. A quiet and relaxing atmosphere. Loved watching the red squirrels in the extensive garden and chilling down on the lakeside.
I didn't like the extra supplements on some of the breakfast menu. I.e eggs Benedict.. The lake access from the garden to the shore could be made more user friendly with a couple of steps . Also we weren't informed that we had access to the facilities at another sister hotel till we were leaving. So we didn't get the chance to use these.

Lovely views over Ullswater. Friendly and efficient check in even at nearly 10pm. Both buffet and cooked breakfasts excellent. The bed was the comfiest we had on an 18 day tour of Scotland and the Lakes.
Having stayed a number of times over a period of over 20 years this was the first time I felt the hotel was looking a little tired. Holes in the bed spread, paintwork in need of some TLC, leather arms on chairs showing holes and tears. Nothing major and nothing to spoil the stay, just looking a bit weary.

Location Fine buildings Rooms clean but poor outlook
The kitchens were in a mess - scrambled eggs with powdered potato in it? Money-saving short-term but big mistake long-term. Outlook from room very poor - should have been in the description. One comes to the lakes for the exceptional rural experience - we might as well have been in central London!

Beautiful heritage style hotel. The room is spacious and the bed is amazing. We had a beautiful view over the lake and the hotel's garden from the room's balcony. The staff is friendly and helpful. If you want an amazing experience in the Lake District, this is the hotel you have to book. We had dinner at the hotel and the food was superb - well prepared and displayed. The parking facilities are excellent and is free to park your car for the duration of your stay.

What did we like, the concierge was superb, very nice young man from Iraq who could not have been more helpful. The room was excellent, the food was excellent but a little pricey in our opinion. The house is divine, historic and beautiful, it has lots of character and was really well located for our stay which was a hopping off point for a journey to Scotland. Overall we enjoyed Leeming House very much
The house needs some love, looking tired outside, considering it's history it should be better cared for really.

The staff here are an asset to this company. Lady on the reception in the evenings was so lovely and helpful we would spend 20 minutes each evening chatting to her, there was a man on in the day he was so kind and would go out of his way open doors for us, walk us to the dining room. The dining room staff were excellent too, especially the older gentleman, he loves his job and is so polite and helpful and the lady with glasses who has a german shepherd shes ace. The English breakfast that was included in our stay was delicious, the continental breakfast was so nice, freshly cut pineapple,oranges,apple,grapes,melon, they had a selection of cereals, pastries, juices and a fresh bread huge loaf for us to cut and have with fresh ham and cheese, there was also Nutella for the kids. The view from the dining room was beautiful, you can see all the mountains. The room was nice and warm when we arrived, the room service was excellent topping up with glass bottles of water each day. The shower and bath water come out fast so it fills the bath up fast so that was excellent for us. Wifi perfect, we stayed in room 23 which was an assessable room no steps, it was a King bed which was made in to a twin for us. lots of space, a hairdryer, an iron, bibles, boxes of tissues, Elemis shampoo conditioner and body wash, it made my hair really soft and shiny. Only 30 minutes away from Keswick and 45 mins away from Rydal cave. This hotel was a perfect location for Ambleside and Bowness, honestly the best hotel experience ive ever had at the age of 43, my 18 year old son said the same.
The hotel is slowly uphill so it was a little scary on ice, but it was really worth it takes 15 mins. Furniture needs to be pulled out and hoovered as you can see lots of dust at the sides of the bed and cupboards. We found a big bobble under the lamp side table, our dog found it, so hoovering the full room needs to be on the cleaners tick list. We didnt want to open the window as there were loads of cobwebs on the outside corners with lots of little spiders huddling together.

Location was outstanding, right on the waterfront and lounge and restaurant rooms overlooking Ullswater. All staff were exceptional - really helpful with fantastic, personal service. Breakfast was brilliant and catered for dietary requirements with extensive continental options while waiting for cooked breakfast. We really appreciated the extra room that allowed us to bring our dog into the dining room (separate to main dining area). Very spacious dining rooms. The room itself was big, cosy and comfortable during our stay. Elemis toiletries in the room were a treat.
Would have liked to have had a mini fridge in the room and would also be good to have more bins on the hotel grounds to dispose of dog waste as we could only find one in car park.

The bed especially was very comfortable here, and we had a balcony room so was nice to sit outside and enjoy the view when the weather was good. Staff were very attentive and friendly, and our room was clean and tidy.
Our room was quite stuffy as the weather was quite warm during our stay. A lighter duvet on the bed would be useful. The door onto the balcony and the external wood features are in desperate need of some maintenance. They are looking quite tired and it did make me question the cost of the room that we had booked into. There wasn't much to do around the hotel, the grounds were not as extensive for exploring as I had expected and facilities were limited. There is a very small area for access to the lake by foot, but it is all surrounded by trees so view from the hotel itself is obscured. The restaurant dinner menu prices were far too expensive (£35/£50/£65 for one/two/three courses). We had better meals elsewhere during our trip for much less.

great location, beautiful spot on the lake with lovely grounds
unfortunately the bar was closed due to a leak so the staff advised everyone to have drinks/bar snacks in the drawing/lounge rooms which was fine, however no staff from the restaurant came to take any orders or clear away any plates so it was a mess and we waited over an hour for drinks etc. if the bar was closed the bar staff should have been manning the other rooms to take orders and bring drinks through, we ending having to go and find someone to order and chase food/drinks every time. This only happened at dinner, breakfast serving staff were fantastic.
