Perfect location, very close to the town centre and beaches. Very friendly host, welcomed me upon my arrival and explained all the facilities. Hotel was very well kept and comfortable to stay in. Room was fantastically presented and very clean. Biscoff biscuits and tunnocks teacakes in the room are always a winner with me. Great guide within the room containing recommended places to eat and drink is a brilliant idea. Cannot fault this hotel in any way, will use this place again. Value for money and is a great find for staying in Scarborough.

Seagulls were very noisy!!! It's something you get used to, but in all honesty I can't fault this hotel in any way.

I have been visiting Ashburton house for the last 3 years and I would definitely recommend this beautiful place.it has everything you need and breakfast. and it not far from the town or sea front.and is very quiet place .you get a lovely welcome when you turn up and a call before you come to see what time you will be coming .it is a very clean ,beautiful decor and walk in showers and you get tea and coffee in your room with towels .everything you need for a holiday .I will be definitely come back next year for my birthday as I've have done for the last 3 years .

I love everything about Ashburton house and even parking .I wouldn't stay anywhere else in Scarborough so I allways book early as they book up very fast .Margaret and her husband have done a amazing job and it looks beautiful. I will still be coming when I'm grey and old I just love going to Scarborough and staying at Ashburton house.

The four poster bed was amazing. The room itself was lovely, spacious, warm and clean. Tv, little fridge, great shower, all the little things that make for a very enjoyable stay. The hosts were great and the location is literally 15 minutes walk to the center. There was also a little welcome book with local interests, places to eat, wifi password etc. Very useful. Overall, we would highly recommend a stay here and will definitely stay again.

A breakfast menu in the room would have been a plus, however the hosts did explain and were always on call if we had wanted them.

Bed comfy, clean bedding, nice hosts, good area, fresh milk, breakfast was lovely, very well cooked. It was value for money even though I thought breakfast was included.plent of outlets and choice of tea coffee biscuits and crisps

I thought when booking breakfast was included, we had to pay cash for that. It stated on booking check in was 1pm-9pm but having spoke with them they said check in was after 5pm we got there about 3.30pm and had to wait till just after 4. They were held up and did tell us. There was a stain on hand towel, and a lot of water marks on taps and splash back.

The ample tea and coffee supply, a help yourself to replenishments system. Quality TV HD colour with all the free view channels. Very clean throughout. Large bathroom and shower. Ample storage cupboards/drawers and an armchair. Brochure on local attractions. Pen and notepad, double adjustable bedside reading lights. Guest control of the room heating. Very quiet location with comfortable beds. Nearby (2 minutes walk) is a pub with my favourite cider. Also nearby (2 minute walk) is a convenience store, Morrisons. It is about a mile from the excellent entertainment venue, the Scarborough spa. A taxi costs £7-80 min charge, (Sept 2023), but parking there is a pain. The hotel provides private off road parking for the car, but a bus route passes the hotel. it is a short bus ride to the sandy beach and town centre. Town centre parking is deliberately made a pain. Scarborough castle is about 2 miles away and the aquarium about 4 miles, Aquarium parking is £4-40 for 3 hours, entrance £20, or £15-60 online advance. Breakfast is available but at extra charge. I go every year to the Scarborough Jazz festival, last weekend in September.

At 67 years of age I would have liked an elevator. They have leaflets on local attractions, but I would have liked a bus timetable and phone numbers of taxis.

We booked Ashburton House for 3 night's and from the moment we got there we already knew it was the right decision to stay there. Steven was a very welcoming host from the minute we checked in. We stayed in room 3 and was immediately impressed with the quality of the room and ensuite. Complimentary toileteries where supplied, including towels. The room has brew making facilities with coffee/tea/choc provided, with topups if needed in the hallway and a TV if you can't be without it. The bed was comfortable, decent heating also made it a very comfortable room to sleep in. We will be visiting again, and good parking. Thank you for making our 2nd wedding anniversary so special in such a new place

This is a truly lovely B&B. Steven and Margaret are exceptional hosts. There are so many interesting touches from a quirky bird lamp to promoting all things Yorkshire you feel it's a privilege to stay. The location is perfect for the town or the beach and promenade. The breakfast is exceptional and promotes all things Yorkshire. This is our third stay and we have stayed very comfortably from the attic room to the 4 poster on the ground floor. Once again my thanks to the hosts.

The owners are very affable and willing to impart helpful information/suggestions to enhance your stay. Information folder inside the rooms informative too. Contemporary decor and cleanliness was a standout feature. Rooms were equipped with all you need, and a basket of complimentary drinks./snacks was well received. Huge walk in shower was top rate given my huge frame. Proximity to the beach, attractions, shops, bus/railway stations, restaurants etc was ideal. We were in a top floor room so quite a few steps , ok for us, but those with infirmity please note. We visited surrounding towns Whitby, Filey and Bridlington...all lovely but different. A very pleasant stay with good hosts. I would have no hesitation in recommending the property for a lengthy stay (we had 5 days room only) .

Cant comment on the food as we are porridge eaters, so self catered.

We chose the property as it offered a downstairs room which was perfect for us . Large spacious room with a lovely comfortable four poster bed . We needed to relax and this place was just right. Ash button house has been decorated to a very high standard giving the property an opulent feel. Hosts were very welcoming. There was complimentary toiletries in the room also tea coffee and biscuits. There we’re also bottles of water and fresh milk available in a fridge in reception if you needed it. Breakfast was more than we expected. A wide choice of cereals, fruit, juice, full English and specials on the board. Vegetarian option available too. Breakfast was hot and tasty and we tried most of the menu over our 3 day stay. We’ve been to Scarborough before but always booked apartments, this time we wanted a bit of luxury and we found it.

A bit of a walk to beach. If you’re young and fit it’s ok.

Breakfast was exquisite- best i’ve ever had on trips out, plus adorable little dishes filled with oats or yogurt and a tasty smoothie 👌 The smallest room i’ve ever stayed in but the best without a doubt - cosy, practical & comfy and the focus on every detail is admirable.🥰Easy and very friendly communication💝
