The landlady Nikki was really friendly and helpful, whilst Merlin the dog is a gentle soul. The king size bed was really comfy and I wasn't bothered by any external noise . In fact I slept like a log, There was an excellent shower in the spotless en-suite, which was stocked with multiple toiletries. There are some nice little touches -there are bird feeders out side the bedroom window, so a small pair of binoculars and a bird identification book were on the bedside table. I can't eat a large breakfast these days but other guests seemed to be enjoying hearty breakfasts. The small town centre with cafes, bars and restaurants was less than 10 mins walk away, which meant I could have a drink on an evening without worries about driving.
The only thing, which Nikki has no control over, is that on my first night birds had roosted in trees above the parking spot. which left a real mess on my car. It was only the one night so perhaps I was just unlucky.

We were welcomed by both Nikki and her beautiful dog Merlin, who made our stay very comfortable and nothing was too much trouble, the breakfast was excellent
There is currently a problem gaining access from north of the location due to major roadworks, we stayed there while visiting our daughter who lives to the north of StAustell which would normally be easily accessible from the Arches but due to the roadworks we had to follow a very long diversion each day to get to and from where we needed to be, I must say that this is in no way the fault of Nikki or the agents and for most people it would not be an issue.

The owner was lovely, very friendly and accommodating. She helped with any questions and made sure I was comfortable and satisfied with everything throughout my stay. If you're nervous around dogs or have children don't let that dissuade you from booking here! Merlin the doggy that lives on the property is an absolute sweetheart, very obedient, no jumping or barking, very calm sweet pup. I stayed in the green room, very clean room, pretty view out the window. Bed was large and comfy, nice and warm all through the night. Hardly any noise at night, just the odd car passing. Slept through each night without any disturbances. Shower is very spacious and never ran cold. The B&B itself is about a 10 minute easy walk to the town. Overall a wonderful little spot to stay at, I honestly have nothing to complain about, would 100% stay here again!

Property was easy to find helped with having âwhat3wordsâ installed and reference point. The room was beautiful with all the little added extras, the bed was amazing really comfortable, breakfast selection was good and tasty. Hosts Nikki and Merlin were amazing, Nikki was a wealth of useful information and Merlin just adorable. A big thank you to Nikki as she kindly gave us a card and a bottle of bubbly to help celebrate our recent wedding hence the trip to Cornwall it was a mini-honeymoon.
Driveway but we knew that beforehand and got the hang of it by the time we left - we became quite the experts in exiting the driveway.

Great B&B. Niki the host was fantastic, very welcoming. Many options for breakfast and very tasty and filling. Parking onsite was great which is a rarity for St Austell. Rooms were clean and spacious and no expense spared on the pillows and mattress, some of the best nights sleep Iâve had. Fantastic location about a 5 minute walk into town.. Nothing was ever too much trouble for Nikki. Always about if needed or knocking up a pot of tea to set us on our way. A special mention to Merlin the family dog. A lovely , friendly well behaved dog who loves a dog biscuit or two. He had us trained by the end of the first day. This isnât a hotel, but a family home b&b which is great. Itâs a perfect location for visiting many of the local attractions (Eden project, Bodmin jail, etc). Plenty of contact from Nikki prior to our arrival. Including the location on what3words. ( I recommend downloading this) . The postcode covers a large area so stops short of the property. I would definitely stay here again the next time we visit Cornwall.

From the moment I walked in I was made to feel welcome. I was there for Christmas visiting my family. Nikki had family staying and they all made me feel welcome and including me in evening drinks. Merlin is an amazing boy, he carried my handbag up to me as I'd forgotten in in the hall way. Honestly I couldn't fault the accommodation Nikki or Merlin as it made my Christmas even more special. Thank you, Nikki and Merlin I will be back.

What a lovely stay at the Arches,Nicki our host was fab,breakfast was 1st class,Nicki gave us plenty of information regarding days out in Cornwall and local restaurants to visit she was the perfect host.We stayed in the Green room lovely 4 poster bed we slept well after lovely days out. Merlin was so well behaved always waiting in the hall for his biscuits.đâđŠș We spent a week here while going to different locations in Cornwall loved every minute did not want to go home. Nothing was to much trouble for Nicki she went above and beyond. We will definitely come back thanks for a great week Nicki and Merlin x

A fully cooked breakfast choosing up to six items was done perfectly every morning. Juices and freshly brewed coffee was also had plus muesli, berries and yoghurt. Nikki's bread was a treat and looked forward to.Yp
You have to be aware of the steep stairs that you and your luggage have to climb to get to the 3 bedroom choices. We had 6 nights and we coped quite ok with our ages being 74 and 70.

Nikki and Merlin were both absolutely lovely and were very good with my 5 year old daughter. I think Merlin has a friend for life there. The room was really nice and cosy and we were literally a stones throw away from the town. Nikki gave us some suggestions on where to go for dinner and she didnât disappoint, we went to the harbour which was picturesque and found a really good restaurant. Our main point of the stay was to go to the Eden project which was unbelievable, anyone who visits St Austell should definitely go and check that out.
