The host was welcoming and gave us advice on where we could visit during our stay. Breakfast was really lovely. There was a great selection of food (pastries, fruit, muesli, cereal, bread, smoked salmon, Spanish omelette etc) and she also brought us a toast with egg, avocado, etc. For others visiting, it isn't a full English but that suited me well. The room had a kettle and tea/coffee and biscuits. There was also a radiator which helped keep it warm in quite a windy area. The hot water in the bathroom was constant and we had no problems. Towels and shower gel/shampoo/conditioner provided. Bed was comfortable. No problems with noise. Bed was made each day and the room was clean. There was a smart TV with all the main apps necessary. The location was also good if you don't mind a 10 minute walk into the town, which was ideal for us as it was away from most of the

The room wasn't that big for two people but that couldn't be helped and we made ourselves cosy.

Sarah and Frazer are great hosts. We were made very welcome from the moment we arrived at Arbour House. The location is excellent, a few minutes walk from the seafront and town centre, with easy parking at the property. Our room was located at the front of the house. It was spotless, well furnished and maintained, and very comfortable. The room itself was well thought out in terms of layout and facilities with lots of extra touches including bottled water and biscuits. A great continental breakfast is served. All in all a wonderful visit. Thank you!

I can highly recommend Arbour House B&B. Sarah and Frazer made us very welcome, and our rooms, including bathrooms, were really comfortable and absolutely spotless. Breakfast was amazing – we chose poached eggs on sourdough (plus avocado when available) and the continental choices were just perfect, with a slightly different, fresh variety each morning - all very high standard. The location is great, just a short walk to the beach and no problems at all with parking, which was free. I think another visit is on the cards!

Quality of room , bed , bathroom and furnishings are first class . Sarah and Fraser are welcoming and super friendly hosts . Breakfast was really enjoyable .. high quality ingredients on offer .. plenty of fresh fruits and pastries , and a hot dish of your choice of eggs cooked to order. Location of Arbour House perfect for access to Swanage beaches , shops and restaurants. Easy parking too . We could come and go as we pleased throughout the day , which was really appreciated. We really enjoyed our stay there.

Nothing an issue really ..

The property is in a perfect location. Quiet but only a 5 minute walk from the town and the beach. Everything was spotlessly clean. The hosts, Frazer and Sarah, couldn’t have been more pleasant. The breakfast was excellent.

The only tiny criticism was that the shower room was extremely small, with hardly enough room to turn around. But it was spotless and had everything we needed. We realise that it’s difficult to accommodate en-suite bathrooms in older properties.

Lovely B&B, ideally located for the town and beach. Our room was perfect for our needs, light, airy and comfortable. Breakfast was superb. The hosts, Sarah and Fraser, were very friendly. We would definitely stay at Arbour House again. Thanks Sarah and Fraser

We could have done with being able to open the windows a little wider but understand the safety aspect.

Convenient , and quiet location, 5mins from the beach and town. The breakfast was a very nice continental type. Although delicious eggs were on offer too. Very well presented with a great cafetiere, much appreciated .

After arriving later than anticipated Sarah was very welcoming and understanding. The house is absolutely beautiful and immaculately clean, aesthetically pleasing and in close proximity to the beautiful town of Swanage. Sarah provided a beautiful continental breakfast offering a wide variety along with freshly ground coffee. Absolutely nothing

Propertly is spotlessly clean, very well maintained and decorated. It is in an excellent position, little more than 200m from the seafront. It is in a quiet location. Breakfasts are excellent and filling and there are room tea and coffee facilities and daily bottled water. Some rooms have large wall screen TV's with DVD players. There are games books and DVD's to borrow. The hosts are very friendly and supportive of needs and requests. Beds are comfortable, rooms are well ventilated with good soundproofing.There is outdoor seating space in the front garden.

Two parking bays and provided off road, if you arrive at peak beach hours there may only be parking in adjacent roads. Room 1 is smaller and more compact than first floor rooms and shower/ washroom space is restricted. The room size is not the size quoted on Booking.com Reservation was made on Booking.com but this is not usable for payment at the site, a debit card is needed. We were told this appeared on our confirmation from Booking.com, but it is not on the document we downloaded. Children under 12 are not normally accepted. Details of age were given to Booking.com but not available to the property.

Great location with a car park, lovely looking guest house, with lovely clean modern rooms. Both Sarah and Frazer were lovely hosts who make you feel really welcome. Lovey continental breakfast with plenty of choice. Nothing was too much trouble. Highly recommended and will be returning.
