Such a delightful place to stay! We received a warm welcome from the hosts following excellent communication during booking. Our room was bright and airy, the bed was extremely comfortable and the facilities were a great combination of modern alongside traditional features in keeping with the property. Great shower with complimentary toiletries . Breakfast was served in a room on a table tucked in the window, great choice of breakfast options, suitable for vegetarians too! Great value for money in a superb location close to amenities and seafront but quietly tucked away for a great nights sleep!

The room was spacious with a large bathroom and a very nIce shower with lovely thick towels. There were plenty of teas, coffees, hot chocolate and biscuits in the room. We had a warm welcome from John and Lou on arrival and after a cup of coffee sitting a the table and chairs in the bay window of the bedroom with a small view of the sea, we left to look around the town which was literally around the corner. The bed was very comfortable and the breakfast (served in the room in the bay window) was delicious. The room and bathroom were spotlessly clean. We will definitely stay here again if we come back to Swanage!

We'd been upgraded to the 'King Suite with Sea View' (so cannot comment on the 'Standard' room) and were totally delighted with the very recently decorated and sumptuous large room with it's angled sea view and excellent facilities. And not only is a full breakfast included, but was also brought to our room. John & Lou provided a very friendly welcome. And an excellent location, just a short downhill stroll to the town.

Fine for us, but parking is on the street, which - for anyone with walking problems - is quite steep! We arrived whilst the tourist hordes were busy in the town, so initially had to park way up the hill (Queen's Road), but by 4pm spaces had cleared, and we were able to re-park pretty-well outside. We are good walkers, so it didn't present us with any problem.

The host John contacted us the day before we visited and provided clear information we needed. The room was comfortable, quiet and clean, with a heater in the bathroom so we could dry our clothes. The breakfast was amazing, so many options and was very delicious cooked by John in the morning. He was very friendly and kindly provided us more information about travelling around in the area.

We got there quite late so there's no parking space left in the street. We had to park in a public car park down by the seaside, around 7mins walk from the house, which is not too bad if the weather is ok.

En-suite is tiny - but there is a shared bathroom along the corridor that was HUGE - so that was OK. Nice size room and laid out nicely with lots of areas to put things. Breakfast was delicious and made to measure as you order everything the day before. John and Lou lovely hosts and very welcoming. Parking is challenging - but that is Swanage for you. If you go to Manor Road just at the top of the hill on the left - you can park on the road after 6 but weekdays and Saturday morning you will have to move by 9am. Sunday you can stay there as no restrictions.

The owners were lovely and welcoming. They were easy to approach and made our stay that bit better, not to mention their lovely dog. The rooms were comfortable and the food was lovely! Great location for what we needed. A few minutes walk from the sea front. Would absolutely stay again!

We had difficulty managing the temperature of the shower, which may have been down to a stiff temperature gauge, but apart from this everything was great!

Excellent comms before we arrived, when we got there we had a friendly welcome, were shown to a lovely comfortable room and in the morning served an excellent quality breakfast. We went down to take advantage of the Dark Skies area at Durlston County Park to view the Geminid Meteor Shower and it was a fabulous choice. We'll be back again in the summer.

Only downside was that it was on street parking and even in December it was quite busy so can imagine high season would be a bit of a nightmare.

The property was exactly as described. A lovely room - plenty of space and a generous ensuite shower room. Great choice for breakfast, which was served in the room and was very tasty. We enjoyed meeting the hosts - and especially Merlin! Free street parking (although the street is steep, as described online). We would definitely stay here again if we return to Swanage.

Location was great and breakfast was great and fulling. had the bigger room with king bed - nicely decorated and super clean. Enjoy every moment staying there. Lovely and friendly couple and helpful too in pointing us to the nearest car park at South Beach for our shorter walk to old Harry's Rocks. Overall, was a wonderful experience and would certainly stay there again if I visit Swanage.

We went to eat at the pub opposite the Fish restaurant - wouldnt recommend the Asian food there - we ordered chicken curry tikka and salmon (both were not up to our taste buds). maybe better to try the burger or rum steak. Or go to the fish and chips place.

Very welcoming, clean, good-sized bedroom, modern bathroom. Tea and coffee in the bedroom. Breakfast served in the bedroom was excellent, and there was plenty of home cooked food. Bed is very soft, which may not suit some, but we were very comfy.

Parking is on the street. We managed OK in November just on the next street, but I would imagine in the summer you may struggle to park nearby.
