100% the cheapest room in the area and I booked 2 hrs before arriving. Upon arrival I got a smoking room. And to my surprise it did NOT smell like cigarettes, unlike other hotels in the area. I asked for privacy and they assured me I would receive it. If I needed anything they said just call up front we will assist you. The room was surprisingly nice for the rate I paid. I stayed my night, woke up the next morning requesting another nights stay. Was not a problem like I thought. And on top of it did I mention that it was memorial day weekend. Place was packed and the staff was still amazing. Nothing like other hotels in the area. Very accommodating. A++++++ I'll definitely be back here. Thank you guys/girls. I needed more bathroom supplies and it was brought right to me with a genuine smile. This hotel is very accommodating. Even at 2am someone is there to help you. Vending machines and ice in the main office area. Coffee and breakfast in the morning. Checking in / checking out very easy to do. Great spot. Great location. Great staff. Great price. 😁

I tried thinking of something to make it better and again I couldn't. Not even trying to get picky. The owner always does upgrades. It was super clean and surprisingly spacious. Didn't hear my neighbors at all. AMAZING PLACE. You can tell it's a " small business" but you get that customer service that's hard to come by.

The pool was warm and very clean. The furniture around the pool was all clean and new and very comfortable. Every morning I took the kids for a swim while the parents got ready and it made our time from good to excellent. The Inn was conveniently located for us to enjoy our time in and around Rhode Island. The rooms were clean and comfortable. It's a great place to stay with kids. Or for adults that really enjoy a morning swim.

I would have liked for the staff to at least clean out the garbage each day. They explained that they only clean the rooms once a week which is fine but removing the garbage each day would have been a really big help.

Lady who checked us in and out was extremely efficient, courteous, and friendly. Room was adequate for our needs and the price we paid. We were just looking for a place to sleep and shower during our two-day stay for a nearby college graduation and it served our needs well. Also, it was close to all kinds of shopping and restaurants.

The only issue we found were the bedside wall lamps were inoperable and an easy fix. We didn't mind and didn't even mention it. I assume the last folks who stayed there did the same.

This is the kind of old fashioned motor inn I would stay in with my family when traveling. Clean, comfortable, awesome staff. Everything worked. Basically right across the street/down the street from any store or restaurant you would want. Right on the MA/RI line, which was why we chose it as we were going both ways.

The immediate neighborhood has some shuttered, abandoned restaurants and stores that distract from the appearance. But we didn’t feel unsafe.

Location, cleaness and price. Location is really good if you would like to take a trip to Newport and see the places between them. The room was very clean. If you stay especially during weekdays, it is very affordable. Additionally, the lobby enterence is very authentic.

Comfort. The bed and the pillows are not quite comfortable. I strongly recommend them to replace beds and pillows.

I have be coming to the Colonial Inn for 4 years now. about 2-3 times a year. Over that time this Inn has just gotten nicer and nicer. The pool area has been renovated and looks beautiful. The rooms have been updated with new amenities and are clean and comfortable. I also like the Inn’s closeness to shopping and restaurants. It’s really a convenient place.

I haven’t really found a serious dislike!

We like Mom and Pop hotels. The Colonial looks to have been renovated. The room was clean, and for what we needed, it was fine. The gentleman when we checked out was accommodating. There is a decent bunch of books in the lobby! Also, they had coffee in the lobby in the morning, so I didn't have to go looking for a coffee place!

My guy thought the towels were too thin, but otherwise, he was happy.

The bed was extremely comfortable. The entire room was spotless. There is a refrigerator and microwave. The rooms are spacious. There is plenty of room for a pack n play or travel crib.

The only way I could reduce the humidity in the room was by keeping the a/c frigid. This made the blankets insufficient to keep me warm at night.
