A luxurious ambience was felt from the moment you entered your room with a UBL setting the mood, streamed also to the bathroom, which was a lovely touch. Decor was superb with choice furnishings in-line with the period of this Victorian building (circa 1891); bed linen was beautiful, as was the comfort level of the bed. A sumptuous breakfast was on offer and dining with the other guests was not only a pleasant way to start your day, but also was beneficial due to the sharing of experiences.
The hotel scullery on the ground floor is where provisions and kitchen equipment are kept. There is no fridge within your room so milk needs to be sought from the scullery, unless of course you are fine with the common small, long life carton variety (one supplied in your room).

Gorgeous home. Super comfy bed and feathered pillows. Continental breakfast was 5 star. Great location opposite casino and nestled close to many great restaurants. We hired e-scooters and were in the midst of Battery Point within 5-10 minutes. Loved gas fireplace in lounge area and ability to shop at nearby Coles and/ or Woolies and eat dinner at dining table. Cathy and Robert are very friendly and helpful. It's a superb place to stay on your next trip to Hobart.
Loved everything. Located on major road, but hubbie and I had NO trouble sleeping. Maybe if you are sensitive to traffic noise, one of the rear cottages or rooms would be ideal.

For a six-night stay in the Garden Bungalow amongst manicured hedges and roses, we were greeted with a complimentary bottle of wine, chocolates, cookies and port in an immaculate room with soft music playing! The bathroom was huge, boasting a walk-in shower, bath, two sinks and a thoughtful design to accommodate the elderly or disabled. Breakfast was ample in the beautiful dining room of the heritage manor, where we enjoyed chats with other guests at a long antique dining table. Kathy attended to our every need, including a load of clothes washing and drying while we were out enjoying Hobart. Robert, the property manager, was available instantly online for any queries.

Beautiful room and bathroom, enjoyed being separate from the main house. Heated tiles in the bathroom were a plus. Main house is a lovely old building. All very well renovated. A nice illustrated map of the area and biscuits are in the room.
There was nothing that special or luxurious about it for the cost. We told them we were staying for our wedding night, you think they could have left a little note for a personal touch. We woke up at 9:20am the morning after and didn't make it to breakfast in time because it ends at 9:30. Since it's very basic continental they could keep it going till 10 or later. But they finish early due to early checkout at 10... Should be made later. Nothing made the stay welcoming or inviting. Tea and coffee facilities hidden behind the door so we missed it the first night as came in so late, had to ask a member of staff where it was. Fridge was quite loud of a night.

The accommodation was lovely, good size room, luxurious bathtub, amazingly comfortable bed. The breakfast was packed with fresh produce and was delicious! I walked into the city each day and it took about 25mins. Go via Battery Point for coffee at Kombi and the worlds best Italian at Da Angelo. There is also a bus right outside the front door that will get you to the city for $3.50. Easy check in and friendly staff.
The blinds let in a lot of light and despite others saying otherwise in the reviews, I personally could hear the road noise from my room. Don't let it put you off though, it is a lovely place to stay. Even being a highly sensitive sleeper I would recommend!

Beautiful historic property with lovely gardens. Fantastic breakfast with some really nice unexpected options. Great water pressure in the shower and a big room with high ceilings.
The blinds in the room let in a lot of light so we woke up prior to 6am most mornings. We think these should be replaced by some proper black out curtains. The soap and shampoo in the bathroom was quite thin and watery so you had to use a lot of it as it didn’t go very far.

The room was spacious, comfortable with good views. The interior/exterior are beautiful and very Faulty Towers likeness. Breakfast OK but would have liked more cereal selection. Bed and pillows were so good and the bath and shower excellent. Breakfast in the large dining room around a large square table encouraged conversation with other guests. Good value for money.
A microwave and/or a toaster in the room would make this a 10/10 property. Not sure why a small microwave couldn't be provided.

We stayed in a self contained cottage in the grounds, behind the main house with onsite parking and had superb breakfasts in the main house. The dressing room gave us a spacious area adjacent to the bedroom with a raised shelf upon which we could put our luggage and sort our belongings. Excellent idea! The Rivulet cottage was quiet and yet within easy access to the Salamanca market and Hobart Harbour area.
It would’ve been lovely to have had a fire in the hearth.

Stayed for 1 night after spending 6 days hiking the Western Arthurs Traverse. Booked very last minute after not having signal all day and was a bit worried we wouldn't be able to access the property if we booked late at night on booking.com. But actually the check in process was easy and the manager gave us a call too. Ample parking. Couldn't have been happier walk into the lovely room. Bathroom was gorgeous, loved the roll-top bath. Bed was so comfortable with gorgeous linens.... was a welcome change to sleeping on our camp mats! The lady serving breakfast was lovely and offered to bring us coffee up to our room. Yummy breakfast at a beautiful table setting. Wish we could have stayed longer!

This is a curious place, basically an old detached house facing a major road into the city. But the way it has been fitted out and the way it is run makes it a joy to stay there. You quickly feel like it is your home, where you can make yourself a pot of tea and go and drink it in the garden, watching the cricket match on the field next door. Rooms are full of luxury touches, bed and shower were both perfect. Breakfast is excellent and very sociable round one long table.
Road noise if staying in rooms at the front. It is not a problem late at night but it is a busy road and the windows are single glazed presumably for conservation reasons. Faces a petrol station which isn’t very attractive but has a 24 hour shop if you want an ice cream late at night.
