I liked everything about this place, everything! Starting from the warmly welcoming owner Jack, his wife, and their cute dog, the lovely and magical atmosphere, the superb king room with very well-thought-out decorations, complimentary breakfast, and everything. The large king bed and soft pillows were the most comfortable I have ever slept on. The room had different types of lighting to suit your mood, adequate electrical sockets, thick and soft floor carpet, electric cattle, tea/coffee, water, dressing/working table, beautiful bathroom, good Wi-Fi, everything that I needed to make my stay relaxed and comfortable. Jack extended his cooperation whenever needed. I wish them the very best. I would definitely stay here again and I recommend this place to you all who plan to visit Dublin.

I cannot think of anything that could be better.

The host was kind and helpful. He even carried my suitcase up two flights of stairs to my room when I arrived, which I really did not expect, and he gave me a ride down the street to help spare me from getting soaked in the downpour that sadly lasted the entire morning of my departure. He also gave me suggestions on nearby for a bite to eat where I might avoid the football fans, who were everywhere the day I arrived. That restaurant was closeby and the food was good. Avoca House, including my room, was quiet, spotless and comfortable. Breakfast is self serve and had basic lunch meats, cheese, marmelade, yogurt, coffee, tea, juice (all kept in the refrigerator of the breakfast area). You could make your own soft-boiled egg in a little egg warmer. Guests should spend some time walking around the gorgeous, peaceful neighborhood Avoca House is in. The houses and gardens are really splendid, as is the patio area of Avoca House. Avoca house is away from most of the action in Dublin, but easily reachable by bus, though be aware that the bus stops are not announced in English on the bus. You need to follow where you are using Google maps. I walked into the city both days I was there. There were plenty of places to stop and look, take pictures, etc.and I'm not sure how long walking directly into the city would take. In Dublin, I recommend the Chester Beatty museum, which might not be on everybody's list, but is beautiful and has a nice exhibition. I also appreciated seeing art by Irish artists at the National Gallery and loved the short visit I made to the National Museum of Archeology. Museums in Dublin are free so don't spend all your time shopping for wool sweaters and drinking Guinness!

Turned out not to be a problem for me but the attic room can get really hot when the windows have been closed. The roof windows open and during my stay there was enough breeze that the room cooled off fine in about 5 minutes. The hosts also have put a large fan in the room which I didn't use. I'm fine without air conditioning, but I know some don't do well without it. The view out those windows when they are open, by the way, is lovely.

Audrey and Jack were very friendly and helpful and we had some nice chats with them during our 3 night stay in April. The king bed was very comfortable, and the bedroom was lovely with a small but clean bathroom. The location was perfect for us as we were using public transportation and the bus stop was just down the street. It only took around 15minutes to get Dublin city centre and 30 minutes to airport.

The do-it-yourself breakfast choices were okay. We knew when we booked this wasn’t a ‘traditional’ b & b and we wouldn’t be served a hot breakfast. Maybe the only thing that would have been nice is some homemade muffins or sweets, instead of store bought items. Bread selection was good.

Breakfast more than met our needs. The room was very comfortable - plenty of light and plugs. The shower and bath were roomy and very clean. The bed was the best bed I've slept in. I fell asleep immediately upon my head touching the pillow. The property is close to bus stops, pubs, the Botanical Gardens and Glasnevin Cemetery. Our landlord brought towels when we arrived back from a walk having been caught in a downpour, before we could ask. He gave us a lift to the main road as we went out to catch a bus for an evening concert in the city center. I cannot say enough about our stay there. I only hesitate to provide this review because, once people know about Avoca House, I may find it difficult to book a room in the future. This was probably the best B&B I have personally experienced.

I had no complaints at all.

An absolute pleasure to stay here! This house has so much love and care put into it, and it has a truly warm atmosphere. I’d highly recommend staying here when visiting Dublin for an authentic, reliable experience. The owner is gem, and we loved getting to know him and seeing the love he put into his home. Each room has its own charm, fully updated with all you need like coffee and tea. They have even drinking water straight from the mountains. The bed is the COMFIEST ever with the softest, crispest sheets, and the bathroom was updated with a steaming hot shower. They even offer charging chords, shower essentials, and a tv with Netflix. Parking available right on the street, and the owner has parking passes for free parking. Location is incredible for Dublin. It’s on a safe street, quiet with a bus stop (5 minute walk away) that goes into the heart of the city. it gives you the best of both worlds. And the adorable Chilly Willy was an unexpected plus!

The property was spotless. Host, Jack and Chili (his pooch) were excellent housemates. Full of suggestions and information about the area and the Dublin experience. This is a multi-level house and the rooms have been updated with modern in-room bathroom with very comfortable king bed and luxurious linens. We stayed in Room 4 on second level and it had a heater if required and windows could open if too hot. The house itself was very quiet. There were other guests but we never heard anyone else showering or walking around. Self serve breakfast was available and this was a welcome surprise for us. Thank you Jack for hosting us. It made the world of difference to be in a safe area yet still easily accessible to the buses and trains.

There wasn’t anything about the property. I would suggest either Google maps to get around the area or arriving by cab until you can orient yourself.

beautiful b&b ...the host was very nice, and showed us around when we arrived, and showed us where we could find everything that we may need. A fantastic continental style breakfast was laid out in the morning, with as much of everything that you may want. The place was very clean, and in a very quiet area - we couldnt hear the street traffic. Free Street parking is also available. Perfect place, and if/when we are in Dublin again, this will be the first place we will look for availability. Very good value compared to some other places in Dublin. Top Marks :-)

Jack who was the landlord greeted us and helped us upstairs with our cases which we thought was very kind. The house had a nice atmosphere and Jack and his wife Audrey were very accommodating. Breakfast was self service and consisted of fresh eggs which you could boil in this wonderful little machine, different types of bread, marmalade & jams & conserves, cold meats and cheese and plenty of fresh fruit. There was a lovely coffee machine which made perfect coffee and various teas if you preferred. The room was right at the very top of the house and looked a bit like an attic room with a shower toilet and wash basin en suite. We had a problem with the shower on the first morning of being there but Jack was very quick to put this right so all good. We were in a family room which consisted of a double bed and a single and were extremely comfortable. We loved how you could sit outside and have your breakfast and admire Jack and Audreys beautiful pot plants in the patio area. Jack also provided us with a car permit which enabled us to leave our car on the road right outside the property. Jack and Audrey were really lovely hosts and little Chilli there sweet little chihuahua was a delight albeit a little elderly, bless him.

The only thing we would like to say is that it would have been nice on the first morning of coming down for breakfast if Jack or Audrey had been there to quickly show us how things worked. The egg boiler and coffee machine which we don't have at home was confusing or if they were not there to show us to leave clear instructions on how to use them. Its just we were worried we might break something. Fortunately as luck had it Audrey just popped in to make herself a coffee so was able to show us how things worked or otherwise I think we would have struggled.

Real good breakfast. Bed was very comfortable. Bathroom inside of room was nice. Good location to Croke Park. Bus stops were close and there was a really awesome botanical garden walking distance.

Room wasn't ready when we were told it would be. It was earlier than normal check in time but he said it would be available after we went for a walk and it took quite a bit longer and I was suffering from jet lag so I needed to be moving (maybe 90 minutes or more total). Like I said it was earlier than normal.
