A lovely spacious room (suite) with a comfortable bed and a good shower. Interesting design: very good use of space fitting everything in. Nicely decorated. Useful to have a small fridge in the room and a sofa. A very nice balcony too. Staff were very friendly in the cafe at ground level which served tasty food and good coffee. A very pleasant place to sit either inside (lots of people working from home) or outside on the pavement. There was a good atmosphere. Good location for exploring Utrecht.
This is really a very nice cafe with very nice rooms above. A good idea, but, guests waiting for breakfast take their place in the queue and if the cafe is busy the wait is longer. My husband missed his breakfast one morning as he had to catch a train to get to work; the staff member hadn’t heard his request for breakfast, and didn’t seem to recognise he was a hotel guest and might want some. Design of the basin needs a little adaption to make it easier to use ergonomically. No one answered my queries about bike parking on the Booking.com communication despite two separate attempts to ask the question. So service for hotel guests could be better.

The location is amazing, very close to the Dom tower, center, and a lot of restaurants. Our room was facing the inner courtyard in the back, which made it very quiet, as well as giving it a nice view. There was a lot of light in the room. The toiletries provided were top quality.
Some parts of the room like fixed furniture could use an update. The door to the toilet was heavy and difficult to open, even as someone young and in good shape, so I imagine it would be very difficult for someone older or less able bodied. There is an elevator, but since it is an old building, it's of a different type, where it has no ceiling and it's basically a platform that goes up and down, and you have to keep pressing a button until you reach your floor, so that took a bit of getting used to.

good location, in the middle of the old town. you can walk from the central station. surrounded by nice cute cafes, shops and one laundry shop.
1. not kids-friendly enough. you have to pay extra for a baby cot and they do not bring it on time or in advance even if you already paid for it. we asked twice. if you're single or just a couple this is a nicely designed room with a certain style. but if you travel with young kids, not very idea. the only sink is next to the bed, so it's hard to keep it quiet when others are sleeping. and no door to the shower: no privacy and easy access to wet floor for kids. 2. not good enough lightening or space for make-up. 3. radiator is a bit slow and not that strong for that it is an old building. 4. no dry cleaning service.

The rooms were lovely, spatious yet not overly roomy and we'll cleaned. Decor was minimalist which was a different experience in a good way! The view of the garden was beautiful, so peaceful in the middle of a busy yet laid back city. The staff were super helpful when we showed up at the wrong Anne&Max!
It is very close to the dom tower, so be prepared to hear the bells at random times in the night. Also, the air conditioning unit in our room kept screeching like the cooling unit was faulty, or would turn itself off. It was 25 degrees out the night we stayed so the airco was a great help but not in terms of noise.

Great setting a few steps from the Dom church in an historic area with shops, bars, restaurants and canals. The hotel has recently had a change of ownership, who are making changes. First, the personnel. So friendly and helpful. So far, they have only refurbished the ground floor bar/cafe, which does great breakfasts and snacks, and is a nice place for a drink. Our room on the second floor is due to be refurbished, as it looked a little tired. However, it was a good size, the bed was comfortable, there was a fridge, coffee machine and kettle. Everything was very clean. Nice toiletries. The lift needs a mention - it is old and slow, and very idiosyncratic. But full of character! We look forward to visiting again when the upgrading is complete.
We would have liked some milk for the coffee and a choice of pillow.

The hotel was very comfortable and rooms very spacious. The location was completely central, on a quiet street and just a few streets away from the canals and bars and restaurants.
The morning staff situation was very light and I ordered a smoothie bowl but it looked and tasted like it was sitting around for a while and the granola was soggy. The coffee was ok but not so hot. The hotel really was so nice and the staff were friendly but the breakfast option was dissapointing. I didn’t eat it and explained why I didn’t like it but the charged me anyway.

Comfortable bed, great shower, location was fantastic. Room was spacious and well appointed. Great area for walking, shops and plenty of cafe / restaurant options. Train station is less than 10 minute walk.
This is a boutique hotel over top of a trendy cafe, there is no traditional front desk. All check ins and checkouts are done thru staff in the cafe. The hotel wifi seems to be shared with the cafe and therefore it is completely overtaxed. The wifi in our room was terrible, almost non existent during the day when cafe was busy.

Well-located in the heart of the city. The nearby Dom Tor is a useful landmark for those exploring on foot for the first time. Room 16 is tastefully decorated and the layout of the facilities (washbasin and bath) has a quirky charm. The private roof terrace with its views was an added bonus. Friendly reception and service.
Some shy guests may be put off using the bath located next to a window overlooking the street! (even if not visible from below). Non slip surfaces on the wooden steps leading up to the roof terrace would help when the decking outside is damp.

Beautifully renovated Utrecht building. Wonderful location. Super comfortable and large room that worked really well as far as relaxing and storage of stuff. Great shower and hot water. Cafe bar restaurant with great mix of tunes from many decades. Staff very friendly and accommodating with our requests. Enjoyed the carillon bells from the nearby Dom tower. Excellent breakfast and good value for the large spread of food on personalized tray for two

The room was large and comfortable with lots of space. Big windows overlooked a pond and a quiet garden. Staff were very friendly. The position was excellent! A Nespresso machine in the room was a great feature. Right in the heart of the old city and a quick walk to the main train station and all the shops, restaurants and attractions.
Our experience would have been greatly enhanced if: There were water glasses in the room, a bar fridge, bathrobes and slippers, bigger bath towels, a box of tissues
