The staff were welcoming . The house was clean and inviting. The room was a little on the small side but it had everything we needed in it. The breakfast choices were brilliant and not what you usually see in other B&B’s and were cooked to order. The property is in a great location for walking into Bath but is uphill going back so be prepared! A short walk to Alexandra park is worth it as the lookout point has an amazing view over Bath.The parking is also great as alot of places don’t have it and paying to park works out quite expensive. Overall a lovely B & B.

We had a wonderful stay at this location. The house has a beautiful garden and looks nice both from the outside and the inside. Each room comes with its own parking space, so there’s no need to worry about arriving late and finding all the spots taken. Our room was very stylish and comfortable, with a large bed and everything you might need. Our bathroom had both a shower and a bathtub. Breakfast was also amazing. We tried the traditional English breakfast as well as the vegetarian version, and both were delicious. The location was great too, just 15 minutes from the city center. I would definitely recommend this place if you’re planning to visit Bath.

Good location to walk down into town. Good breakfast. Comfortable bed. Clean. Friendly and free onsite parking. Better rates than in city centre.
Trip hazard on single stair so needs warning tape. Top floors have sloping ceilings and roof light windows so beware of heat, rain is loud on roof above the bed and hitting head on the sloping ceilings. Shower kept stopping mid washing possibly due to everyone,showering at once or due to the hoses being left on most of the day evening after rain so not very economical. Property on a hill so Uber/Taxis back but reasonably priced.

We stayed for three nights on a visit to Bath. We had a four poster room, which was spotless and very comfortable. The bathroom and shower were, again, spotless and modern. The view across Bath from our first floor room was amazing. The B and B is a ten minute from the centre of Bath, it’s on a hill but it’s just a brisk walk. There is a local bus service if you have mobility problems. The staff were really friendly and efficient. Breakfast was wonderful, stunning scrambled eggs, salmon, full English etc. it’s nice to be able to park and leave the car at the B and B, so as to enjoy the restaurants, bars and sights of Bath, we will definitely stay again.

Beautiful property in the perfect location and a short walk into the centre of Bath. Eliza was very welcoming. Room was clean and furnished beautifully. Bed was very comfortable. We were on the top floor and it was extremely quiet. There was a kettle in the room and a good selection of teas and coffees, a chocolate treat and a bottle of water. Breakfast was delicious and nicely presented. You have a choice of breakfast times. On our first morning we opted for a 9.30 sitting. My only negative was that we felt rushed as one of the members of staff was starting to clear up the juices, jams and cereals before we had finished our hot food. We would’ve liked another hot drink but felt awkward asking. However if we visit Bath again Grays would definitely be our first choice.

Fantastic small hotel with beautiful view - only 10 mins walk to town. Very clean and comfortable, everything available to use, even slippers and dressing gowns! Lovely staff, friendly and helpful.
Although there is very good hot breakfast with several options, there is not much for people that like cold savoury sandwich in the morning. It would be great to have some choice of cheese/tomato at least. Also, it would be lovely to have a sourdough bread, instead of toast bread - I think it would match better to the style and undeniably high quality of the hotel.

Loved the boutique feel of the place. Room very cosy, beds extremely comfy. The service by breakfast and cleaning staff was top notch, in particular Chloe, Eliza and Olaf were very kind and helpful
Even though I arrived around 9pm, and had been given clear instructions about how to enter the building and find my room, it would have been nice to have been welcomed in some way by the management even if was the next morning. It was a longer walk to the city centre than I had anticipated which would have been fine in sunny weather but it was raining most of the time. I suggest you provide umbrellas by the front door for guests' to borrow, if necessary.

Our bedroom was clean and spacious. Breakfast was freshly cooked to perfection and presented by friendly staff.
Our ensuite was tiny and the tv was not proportinate to the room. Also it would be a good idea to ask customers when making a booking if they have any mobility impairments they would need a room on the first floor. Also the front garden/drive is very steep for a disabled to walk up or down. This information is vital for people with mobility impairments.

Lovely friendly staff. Delicious and great choice of breakfast. Nice touch with complementary water, kitkats and toiletries. Very good choice of teas and coffee in room. Full length mirror, small mirror and hairdryer a bonus. Although the room did get very hot at times there was a fan to help cool the room down. Comfortable bed and there is a blanket in cupboard if needed in colder months. Short esay walk into the centre of Bath. Overall we had a very lovely stay and would recommend to others staying in Bath.
Found the flush on the toilet very difficult to use. We only stayed one night and found this issue during the night so would have mentioned to staff had we stayed longer. I'm sure they would have sorted it out quickly if we had. Pillows were soft but slightly too plump/high, but this is a personal preference. Loud guest that sounded like they were checking in late at night/very early morning that woke us up, again not the B&bs fault.

Very high quality inside and out. The kind of hotel where I felt like I should take off my shoes on entry. Room was a great size, comfy bed and the en suite and room were very nice and very clean. Plenty of parking and helpful staff. Good location and walking distance to town. Very quiet area in general.
Unfortunately I didn't have time for a cooked breakfast as I had to leave early (7am). Only sittings were 8.30 and 9.30am for breakfast. I was offered cereal etc but had to be on my way. Not necessarily a bad point but just something to point out.
