We stayed in the new building, in a very large suite. The place feels very modern and comfortable and quiet and clean. Loved the fire tables and tasteful landscaping. The location in town is neary ideal; the lagoon is just across the street and the nearby cafes and restaurants are delightful. The town of Los Osos/Baywood has a peaceful vibe. Be sure to stop by the honey stand on Santa Ysabel Ave as you leave!

There's only one person at the lobby desk during the day. For the amount charged, we would have expected an on site, 24 hour concierge. While the nearby restaurants provided decent breakfasts, we would've liked it if the lobby had more "continental" selections, such as fresh fruit, juices and pastries and real coffee/tea. As for the room (in the newest building), the concrete floors was a bit cold for bare feet. More rugs and mats would be nice.

Loved the gas fire and the pull out bed next to the fire place super cozy and the bed is very comfortable! The pancake option for the bed and breakfast was good but the breakfast burrito was even better! Also loved that the give you a free glass of wine at 5pm! We also hiked on some cute trails nearby! The beach view was very cool too! Also they have danishes, muffins and cookies out all day to grab and go for free! I would definitely stay again! Also very quiet and private very cute cozy place!

Wished there was an ironing board and iron only because we were trying to get ready to go to a wedding and I wanted to get some wrinkles out of a shirt but other then that it’s perfect!

The view was excellent. I liked all the perks like the snacks and the evening wine time. Also that the tv had Netflix. Nice staff. Good parking in the back. Locked lobby at night. I felt very safe. Most comfy bed. Awesome breakfast at the Mexican restaurant.

The windows should be mirrored. I love that it is like a fish bowl but everyone can see eachother. And we don't want to put the blinds down because we want to see the bay. In my room the bathroom sink floods and the fan doesn't work. Maybe a fold out bed couch so we could all be comfy and watch Netflix laying down before going to bed.

Excellent location on an estuary, unique decor in each room, beautiful landscaping with fireplaces for sunset watching, a happy hour with wine and snacks, breakfast across the street from a menu, and the lobby had snacks available all day from fresh fruit, cookies, muffins, candy and more!! We were here a week during our 2 month travels of the California coast and by far it was our favorite! What made it so welcoming was the staff. Curtis the manager was friendly, helpful and engaging, noting our interest in a cat (we were missing ours) in the parking area he provided the background story. Also Gavin and Micah were helpful with area information as they loved living in Los Osos. To the owners: A great property and location are made excellent by the staff you hire! Well done!

lovely hotel, free breakfast at resturaunt next door.. delishous! lots of extras, free wine, coffee anytine, free sweets. bathrom fully stocked wuth large shampoo conditioner and body wash. shower head was way over my head, great water pressure.. lovely view of the bay. Staff so friendly, chatted with allvthe guests. made sure everyone was comfortable.even carried my luggage for me. the hotel is real close to spooners cove beach and its a hidden treasure of rocks and shells. too rough to swim there. all in all, iI will be going back as soon as my finances allow

the walls are pretty thin. i could hear my neighbors next to me, but not what they were saying and the family above me had lots of happy laughter and wrestling, the dadvwas encouraging them to be loud and thwy played video games as loud as they could, but shut down by 10 pm. I also wish they had a hot tub for after my long walks on the beach.

Beautiful B&B & location! The rooms are large, comfy, clean, and well stocked with complimentary beverages, goodies, tolietries and extra pillows and linens. The Inn shares a street with a few restaurants, a bar and a brewery - you can park & stay parked! There are large fire pits and outdoor areas to enjoy the bay view and use at your leisure. At 5pm the Inn hosts happy hour where wine, cheese and crackers are offered. Tons of perks, great staff, and it felt very homely in the best way. This was our first stay here, and we will definitely be returning with friends and family.

La Palapa is the Mexican restaurant next door that provides breakfast during your stay. The food is good, however they dont warn you that the margaritas are agave wine. A group of us lnn guests happen to walk over together. The consensus on our return was that we felt more like the restaurant acted as if they were comping us meals, like it was a favor, and beggers can't be chosers when you ask for a napkin, or salsa. My husband and I had to share a cup for orange juice after being told they didn't have anymore while one was brought out to another guest. We had to wait off to the side as "outside" guests were seated and served before us but came after. Maybe the hotel should revisit the agreement with the restaurant.

The hotel is on the water. It offers a full breakfast at the Mexican restaurant next door. We were on the 2nd floor in the Quimper suite. They had snacks for you to have throughout the day. The staff were great.

The carpet in our room is stained and worn out especially where the refrigerator is as it has leaked onto the carpet. I had to let them know downstairs that the window in the room was wide open when we arrived and there was no screen so a pet or a child could fall right through it and be seriously injured.

Almost every room has a sea view. The rooms are quite large, each with a different decor. It is very laid back. Complimentary snacks and water were stocked in the room. At 5 pm they had wine, cheese and crackers+. Even though we had cold evenings in late November, the outdoor fire pits kept us warm as we sipped wine and talked with other guests. Lots of natural outdoor activities. Good restaurants nearby. Lovely time.

We have to look hard to find something. The shower had little water pressure and the temperature varied from hot to cool and back. Our bath was well stocked but small and a bit hard for 2 people to ready themselves for the day. But we made it work.

If you like quiet locations with a great view this is it. Even from a first floor window you can see the bay well enough to spend quite some time by the window. The front yard landscaping makes the view even better. For the average Morro Bay motel price you get a huge, unusually shaped room (I'd stay in 101 again), with a fridge and microwave, and a real hot breakfast in a canteen next door. Within a 10-min drive to Morro Bay downtown. The breakfast is included (omelette-based dishes) but they strongly suggest tipping your waiter. A pro tip: if you order pancakes share them with your partner, they are tasty but huge. A local beach with a view of Morro Rock is two streets down. A bird watching park with boardwalks is a short walk.

If you squint you can notice some stains on the floor. It didn't bother me one bit. With the bay across the road I had more mesmerizing things to watch. I heard an unruly child jumping upstairs a couple times.

The person working the desk was able to check us in early. He took the time to check to see if our room was ready. He was extremely personable. He also answered questions regarding dining suggestions for the area. This is the type of person you want dealing with guests.

No air conditioning. Not really needed here because of temperatures but our ground floor room had beautiful massive windows and it was very sunny with a west exposure. This made the room warm for several hours. One of the side windows did not work
