The view and the location

No toothbrushes provided, buffet was average, room service was not great, parking was an added $60 not even attached to the hotel, and the room we stayed in was not sufficiently cleaned.

The location is perfect. Very close to Flinders Street Station, Elizabeth / Swanston / Collins square where the happenings are in Melbourne - especially the restaurants, South Gate by the Yarra River. All these places are within 5-10 minutes walk. Love the fact that this property is a condotel, where it has a fully furnished kitchen, a separate living room, and working area. Very convenient considering I travelled for work. The gym is well-equipped with decent gym facilities. The pool is rather small, but it is heated and good enough for doing laps. We were given the opportunity for a late check-out, which is very helpful, so that we could take the time to go around the city first in the morning before we checked-out. There are 7-Elevens close by, within 2 blocks away. Woolworths / Metro / Coles are also only around 5 blocks away, in between Flinders and Elizabeth.

- The internet connection is unstable - The furnitures are rather old - There was no balcony and the windows cannot be opened. The exhaust fan in the kitchen does not work properly as a kitchen exhaust fan is supposed to work, so be careful if you cook or heat something with the stove. The smoke can fill the room and cause the smoke alarm to go off, just as it happened with our neighbor

Fantastic room on a high floor with an incredible view of Southbank & the city. Very quiet, no noise disturbance - we barely heard any other guests (not sure if our neighbours were as lucky due to my kids!). Apartment was spacious with room to spread out, and loved having a separate bedroom to living space. Fantastic facilities - appreciated the full bath, espresso machine in room, pool, buffet breakfast downstairs, and awesome having a restaurant on site and room service options. Was perfectly convenient for travelling with kids, everything we needed on-site.

Only thing I missed in-room was laundry facilities, but there is a communal one downstairs. King bed was two singles together, and with 3 in the bed I unfortunately was stuck on the join in between which was a hard bump, so some extra padding would have been good. The provided car parking arrangements were the main disappointment - double the price of what other hotels offered per 24hrs, and I would have understood that if it had been more convenient (ie private / closer / accessible from inside the building) but it is around the corner and a bit of a walk away which was rather inconvenient especially with luggage. I ended up arranging parking much cheaper elsewhere the same distance away.

Return stay here. Good location, quiet, clean and comfortable. The hotel gave us a complimentary upgrade to a city-view room. Kitchenette was great, even 2 hotplates. Good value. Toilet was running when we arrived, maintenance came within the hour and fixed the issue (although it still made a dripping noise as it refilled, but was only about 30 seconds). Iron was leaking and not heating, this was replaced promptly. Good customer service, staff were helpful and smiling.

FYI it is a small bath and the shower is over bath. Limited space to pull up and unload. Not really a negative for us though.

The view of Melbourne was incredible from the 22nd Storey. Sunroom is amazing watching the world go by. The electric awnings to block out the sun were good. The reception staff were fantastic. We chose to include the breakfast buffet which was great each morning, even though the quality of food (bacon, mushrooms, bread, muffins etc) was on the cheap side.

The bathroom was very small for a family of four and there is very little bench space. The shower head requires replacement as it is old and small. The water from the shower goes on the floor of the bathroom. The air conditioning upstairs can only be used for both rooms at the same time. It was very loud and cold in the smaller room were our children were sleeping, so had to turn it off leaving us hot in the larger bedroom. Ceiling fans would have been good. No hand soap was given for the bathroom. Asked at reception for soap. The property had a washing machine but no clothes horse or drying rack so didn't end up doing the required washing as nowhere to hang it. Kitchen utensils could be better (e.g. more range, scissors etc).

The room included a taxi from the airport which was waiting , quick check in to a nice size comfortable room in central Melbourne close to free public transport & short walk to many restaurants .

The view from the Premium Studio room at the top overlooking the river and Southbank was spectacular. Even view of the MCG Extremely clean and good quality linen and towels. Tram stop on Collins just out the front. Short walk down to Southbank and casino.

Extremely slow lifts…only a few working. Told they were being fixed. Showers over baths, which we knew in advance so ok with it. Very slippery hopping in and out. Basic buffet breakfast…could do with more options, and scrambled eggs ready to go instead of having to queue up and wait to be cooked. Poor bloke was working his a@@ off trying to keep up with 2 tiny pans.

Although this 21 floor Oaks - Market Lane property is located quite a distance from the Yarra River, its Upper level southward facing rooms have good views to the Yarra River, Sky Deck and Crown Casino;-at Christmas exceptional views of the decorations along the riverside promenade. The Studio was spacious, well maintained and the kitchenette/self-catering facilities ideal for a short stay. Not the latest in decor; however modern, with a large comfortable couch, floor to ceiling windows providing natural light. (Windows were surprisingly clean for a Melbourne property). Bathroom large, rain shower style head over the bath with glass screen. Large bed was extremely comfortable, as were the linens and pillows. Property well maintained, and clean.

Very close to everything including the Flinders Street station. Clean, convenient and totally worth the money. So many restaurants and cafes around. Very spacious rooms. There was a coffee machine in the room which was good 🤗 Gym, pool, sauna, in-house cafe, room service, Foxtel... everything was available for a comfortable stay. Staff was super friendly. We had the breakfast buffet for two days which was good. There wasn't a coffee machine in the buffet. But you can buy separately from the in-house cafe. Overall we enjoyed the stay. Very relaxing. Totally recommended ❤️❤️❤️

Superbly appointed room, well equipped kitchen facilities and definitely soundproof! We checked in Christmas evening and we received some beautiful Christmas chocolates, a small but lovely touch that made us feel special (the nice warm and fuzzy kind). We will certainly return again, and again, and then some more!

Only thing I could possibly fault would be that the pillows were too soft for my liking. It wasn't really an issue as we only stayed a few nights. Perhaps a firmer option could be kept in the cupboard with the spare blanket for those staying longer than a night or two.
