Fabulous hotel in a fabulous location. Joey welcomed us and upgraded our room to a superior with an amazing private terrace overlooking the canal. The room was large and comfortable. We enjoyed a glass of wine each night sitting on the terrace. The hotel also has a beautiful garden, and it was so nice sitting in the breakfast room overlooking the garden each morning. It was such a special place to end our month in Italy and our 40th anniversary celebration. Location was close to everything, but we weren't in the middle of the crowds surrounding the square.

There was nothing we didn't like.

Teapots instead of cups

Perfect location for our first time in Venice, easy walk from the Ferry drop-off from the airport, locations for tours, and just to walk around and experience amazing Venice, a good central spot. The hotel lobby is a few steps away from one of the canals. Breakfast had most anything you would want and beautiful spot to start the day.

Room was very tiny so they suggested to contact the hotel next time to ensure a larger room. I'm going to ask booking that question. Ours was last minute so maybe the last room. The front desk made a point to say sorry for the small room upon check-in. Since we were in Venice to experience the area the room size was fine for our trip, next time we would like to experience a room with large windows overlooking the garden.

A very quiet hotel just 10-15 minute walk from st Mark’s basilica. Our junior suite had a king bed, very tall elegently painted ceilings with beautiful antique furniture. With a step out to an amazing terrace overlooking the canal a great spot for morning coffee and evening wine. A stocked refrigerator,Bathroom and AC all modern and worked great. The gardens are beautiful with at least 3 private covered gazebo’s. There is a stop for the water taxi right at the hotels front door. Staff communicated well and arranged water taxis for to and from the hotel. Breakfast staff were hard working friendly and willing to help any way they could. Communication via text and email were very prompt.

There was hot tea and coffee available in the room but the coffee was instant Nescafé vs brewed. However there was cafe lattes and espresso available at breakfast.

We'd loved the location and ambience of this hotel. A real hidden gem with a lovely garden which felt like an oasis and in a beautiful area of Venice which is away from the crowds. The staff were very friendly and helpful and gave us great restaurant recommendations and organised water taxi pick up and drop offs. We had the large attic room with a roof terrace with views across the roofs (see photos) and my daughter and her family had a very large family room with canal side terrace which worked very well for them.

Nothing other than the filter coffee at breakfast wasn't great - but machine coffee was good.

The hotel is well sited in the channel net of old Venice, at a 15 min walking distance from the nearest vaporetto station and Piazza San Marco, with many restaurants around. The property is a former palazzo, with an internal garden that is a small paradise in the middle of Venice, in my opinion a place that is someway wasted by the owners, as a suggestion it could have more use than a simple view from the breakfast area (a café/bar for the guests?), without losing its beauty and silence of the garden, one of the Venice traditions.

The hotel installations are dated, deserving a complete refurbishment (fortunately the air conditioning works well), including a new decoration, that could be nice without losing the local character. The hotel structure, space and site in the hands of a good architect would jump up many steps. Staff in general should be more professional. The general impression is someway decadent.

Well located within easy reach of main areas of Venice and public transport. Comfortable, characterful hotel, antique furnishings, but modern large bed and well appointed modern bathroom. Air conditioning effective and very quiet. Brilliant and friendly staff and with a delightful garden that was a selling point for us. Somewhere peaceful to sit after a busy day sightseeing.

Not the fault of the hotel, but we had to take precautions against mosquitoes in the garden!

Arrived by train and took the water taxi which dropped us near San Marco. We walked and was a small maze to find the hotel but we are lucky we had tom-tom walk. The hotel is located in a nice palazzo and its quiet and very chi and cosie boutique feeling. Breakfast was nice and lovelt staff. The receptionists are all very nice and helpful and knowledgeable of the area. The rooms are very grand and smart and cosie. Overall we had a lovely time we will come back to this hotel in future . Bathroom was clean and room was kept clean. It had a nice garden in the back but didn't have the chance to explore it.

We loved our room (got upgraded to a Junior Suite) as it was spacious with a comfortable bed, kitted out bathroom and a lovely view overlooking the front of the hotel. The breakfast in the morning was absolutely exquisite, all food was made and prepared to an extremely high level and the dining area was lovely, warm and spacious. The staff were nothing but friendly and kind throughout our stay and were happy to help with any questions, always with a smile on their faces.

There were a few hairs in our bed that look like could have come from previous guests. The TV was a bit outdated too as we couldn’t get access to any of the usual, expected applications (YouTube, Netflix, etc.)

A beautiful hotel filled with lovely antiques and interesting nooks and crannies. We were lucky to have received a generous upgrade to the Presidential suite which was stunning, lovely and warm, exceptionally clean and so comfortable. Breakfast was perfect for us, fresh breads, cheeses and various hams. Delicious cakes, pancakes and freshly made coffees overlooking a gorgeousgarden! All the staff were so friendly, helpful and kind. The location was perfect away from the crowds on a picturesque canal. We loved every minute of our stay, a veritable oasis with reasonably priced restaurants, cafes and shops on the doorstep. Highly recommend and we look forward to returning!
