The public rooms (ie the lounge, dining room and bar) were very clean and welcoming with lovely original features. The dinner was very good and value for money with pleasant service. Breakfast was pleasantly and efficiently served by Maggie with a good choice available. The room, although small, was clean.

We were in room 15 which was quite stuffy even with the radiator turned off. The window did open but the fan noise from the kitchen made quite a noise. The 10 August was a particularly sultry night, which affected my wife sleeping. I am a very heavy sleeper so wasn't affected to the same extent. If it hadn't been for this, I would have given it excellent all round.

Hotel was exceptional as was staff. Often find with hotels that have original features that they are not well kept, maybe dusty and cob webs, bulbs out on chandeliers etc but this place was very well kept. Stunning cornices and fireplaces etc. food was fresh, tasty and hot. We had breakfast and evening meal and both were delicious. Our room was spotless clean and for once, our bed was so so comfy! Everything was very good. Staff were very friendly when approached and nothing too much bother.

The only thing that could have been better was the tiles in the shower near the bottom could do with a bleach but this is the only thing we could actually pick a fault with and even this was not bad at all.

Everything was as expected as we have stayed here before, although on this occasion, the property had been refurbished since our last stay. Booking in was fast and easy by one of the lovely receptionists. We were informed that we could have a hairdryer and iron/ironing board if we required them. We booked high tea for our first night which was exceptionally good and very generous portions. Our room was very warm and we were offered a fan but we declined as we simply opened the windows. Our cleaning ladies were lovely as were staff on duty in the dining room for breakfast, which again was lovely and nothing was too much trouble for the staff.

The only criticism we had would be the bathroom. Lovely big shower cubicle but fitted with only a drench shower which is not always favourable for everyone. My partner has medical issues and we would have preferred a detachable showerhead. Also a couple of hooks in the bathroom for hanging your clothes would have helped but these are only minor issues.

The room itself was lovely, really bright and welcoming. The staff were helpful, managed to locate a fan for our room as the weather was really warm. The lady in reception was so nice and kind - offered suggestions to help with our journey to a concert in Edinburgh. The breakfast was utterly delicious and the staff, again, could not have done more to help. I had really low expectations as this was booked really late and the the price made me think it would not be a pleasant stay. That couldn’t have been further from the truth! I highly recommend.

Tiny things - the floorboards are incredibly squeaky but I realise it’s an old building. The lack of Wi-Fi - again the age of the building and the thickness of the walls will inevitably hamper this.

Room has been upgraded since my last visit. Clean and comfortable. Lovely hot shower in the morning and a fantastic breakfast that was included in the price. I can see why many people choose this hotel. On my infrequent visits to Kirkcaldy this is usually my No 1 choice for places to stay. It's very central for public transport and all facilities in the town. Its a very well-run hotel.

The only vey minor issue was that the room was very hot and that there was little or no air conditioning. That might not be the same in other rooms.

Beautiful hotel. Loved the original period features kept in the main building. Bedroom I had was ideal for solo traveller. Roomy, beautifully updated to a very high standard as was the en suite. Cleanliness and hygiene of accommodation spot on. Staff professional and very approachable. Breakfast delicious and very generous.

Room I had was very warm despite heating being off. VELUX window was open but adjacent to a noisy roof extractor fan. Thankfully it was off overnight. Hallway radiator control outside the room damaged so couldn't be turned off.

The staff on reception were so helpful and welcoming. And the breakfast staff really couldn’t do enough for you. The bed was the most comfortable bed in the world! I wish I could have taken it home! 😂 Really clean, while still having a traditional vibe. Easy walk to town or the beach. Absolutely recommend staying here if you’re in the area.

It’s very difficult to say anything I didn’t like. But my only recommendation would be maybe more of a veggie option on the cooked breakfast.

The staff were so friendly and would do anything to accommodate extra requests. It was very clean. The eveing meals were amazing, big portions and so tasty. And at the cheaper end too....we didnt go anywhere else for the whole stay. Breakfast too was a wide variety and plenty of it. The rooms were clean, shout out to the housekeepers who kept it that way. The chef....top notch food and done to our liking if any requests etc. The bar/waiting on staff very efficient. Receptionist so friendly with a big smile. The best hotel by far.... a gem of a place and so glad we found it to stay while visiting family in the area.

There was nothing to dislike!!

Room was clean and comfortable. Dinner and breakfast were very good and the staff were attentive in the dinning room.

The only issue was the shower was really bad. The water was dripping out and not getting warm. My husband gave up because the water he could get in the morning was like a trickle. We thought maybe it was our room but we had a 2nd room also for our family on the other end of the building and they had the same issue. My husband told the front desk and they were just like "sorry".

For the price I paid I wasn't expecting a lot but the rooms were superb. It's a small hotel - former large house and it's kept a lot of the features downstairs. The bedrooms have all been refurbed in a very classic yet simple style and the bed was super comfy! As for breakfast - yummy! Basic continental and a hot breakfast to order. From reception to housekeeping to the breakfast staff I've never met more welcoming people. I will be back!

If I wasn't travelling solo my room (17) might have been a bit small for two people if staying longer than a night. Again this wasn't a massive inconvenience to me but there is no lift. (only 1 flight of stairs) but might be awkward if you had a heavy case.
