The location is great, it's away from the busy San Marco sq, but easy reachable. The area has great restaurants. The hotel itself has great views, staff were really helpful and friendly.

We had a issue with heat in our room. It was off but the room was extremely hot, that we slept with the window open fully, which lead to a few mosquito bites and the nose from outside. We did speak to staff, who advised it was off.

Location was fab. Room was well appointed with great view. Very clean. We were allowed early check-in, which was great given the weather! Breakfast had a great choice Staff friendly.

Breakfast seating was very limited - which meant waiting awhile to be seated on occasion - not great when wanting to pack in a full day of siteseeing. Also, breakfast staff shorthanded, so a wait for coffee etc.

Location. Close enough to San Marco but distant enough to avoid the mad crowds and noise. Beautiful scenery of the waters. The rooms were clean and comfortable. The shower was powerful. The breakfast was ample and sufficient choices.

The heating is controlled by the reception- maybe that’s because I stayed during winter ? I was unable to control it myself inside the room. Calling the reception took some time for pickup.

Everything was beyond exceptional! Clean rooms, comfortable bed with amazing pillows! The hallway looks a lot like a boat, which is amazing! Breakfast was by far the best we had in Italy, they have fruits, vegetables, meat and cheese, omelette, lots of sweets. Amazing! As for the staff, we could not ask for better! They were all super friendly and kind to us!! Especially Stefano from front desk and Mr. Murad (I hope I got the name right) the concierge. Exceptional people, always willing to help. We will for sure come back. We already recommended this hotel to our friends and family! Also, let's not forget about the view!! Amazing!

Good location with a great view, about a ten minute walk to Piazza San Marco (just far enough from the madding crow to be relaxing), with great restaurants close by and just steps from a water bus stop. Friendly helpful staff.

My room was small with not much space to put my stuff.

We had the roof- top terrace room which has spectacular views of Venice. We were lucky to have bright sunny weather ( February) so could sit outside in the sunshine. Room service was available for drinks in our room. The room was serviced every day, clean towels and linen change on day 2 ( 4 night stay). The supply of toiletries was generous and these were replenished daily. There was complimentary still and sparkling water in our room and biscuits left daily on the coffee/ tea tray. All staff were helpful and informative about restaurant ps and booked ahead for us which was appreciated on Carnival weekend. Fantastic choice of breakfast dishes and fresh fruits.

The coffee offer in the room could be improved- was just instant sachets and condensed milk. It is unusual to have a kettle in Italian hotel rooms so being able to make drinks late evening was nice. Maybe offer a caffetier?

The location, style, presentation, staff

The air conditioning was broken when we stayed but the staff did everything possible to get it fixed and when this was not possible, went out of their way to make the stay as comfortable as possible. The windows opened onto the sea so there was a slight breeze in the room although still very hot. In the end the manager provided a significant discount on the cost of the room. We would definitely return

I cannot say enough nice things about this hotel, our very favorite place to stay on our 2-week trip to northern Italy. We stayed three nights, and every one of the staff we met were super polite, very friendly, and oh-so helpful! The location was fabulous, just over a bridge from one of the vaporetto (water bus) stops; we were also able to catch the Alilaguna (airport bus) from our stop (which was the Arsenale). Our corner room was comfortable and luxurious, with breathtaking views of the lagoon stretching to the Grand Canal on one side and the Adriatic Sea on the other. We enjoyed watching the boats and "boardwalk" activity from our hotel windows, but we weren't bothered by any "street noise". We had originally planned to stay on the Grand Canal, but I'm so glad we stayed here -- not only were we away from the hawking vendors and boisterous crowds, we also had more outdoor dining options -- and the hotel itself provided a lovely continental breakfast, to be enjoyed either inside or along the water's shoreline. A 5-star stay!

Ideal location less than a km from San Marco and just steps from the Arsenal vaporetto stop with stunning views back across the lagoon. The decor is like a ship with wood panelled walls and the room had incredible built in storage everywhere. Very attentive staff, fantastic breakfast buffet included. Stefano at the front desk was wonderful. Below are photos from our room.

Seriously cannot think of a thing that could have been better. Highly recommend it.

The air con wasn’t working, so we had to keep the windows open to cool the room
